Something we talk through with every family before pricing a job: set aside a contingency of around 10 to 20 percent on top of your build budget.

Once walls come off, renovations tend to turn up things nobody could see during planning. Old wiring that isn't up to code, plumbing that needs replacing, water damage, termite history, or a structural fix that only becomes obvious once the work starts. It's especially common in older homes. None of it means anything has gone wrong. It's just the nature of opening up a house.

A contingency is what keeps those surprises from derailing the whole project. With a buffer in place, an unexpected find becomes a decision you make calmly, rather than a scramble to find more money or a compromise on the finishes you were looking forward to. Without one, people often end up cutting corners at the back end of a build, which is the last place you want to be saving.

Where you land in that 10 to 20 percent range comes down to the home. A newer place in good condition sits at the lower end. An older home, or one where a lot is being changed structurally, is worth budgeting closer to the top.

Not the exciting part of planning, but one of the most important. And if you're upfront with your builder about your total budget, contingency included, a good one will help you spend it where it counts.

Some relationships go back a LONG way 💙

This memory popped up from 8 years ago, when Ryan took on a slightly different kind of project — driving a $1,000 banger from Sydney to Darwin for the Banger Bash. 😂🚙

One of our major sponsors for the trip was King’s Warehouse — our local material supplier then, and still a big part of our builds today.

Eight years later, a lot has changed… the kids are definitely a little bigger 😂, King’s have a whole new look, and thankfully Ryan’s vehicles have had an upgrade too!

But some things haven’t changed….

Good local relationships. Good people. And supporting the businesses that have supported us along the way. 💙

PROJECT SPOTLIGHT: More room for the family, same street they love.

A single storey home in Dural, completely transformed with a full first floor addition and internal renovation from top to bottom.

New upper level, custom kitchen, luxury master suite, open plan living, outdoor entertaining and a custom staircase connecting it all.

Thinking about renovating in the Hawkesbury or Hills District? Let's talk

Sometimes a client says it better than we ever could.

"Unlike other builders who might shy away from anything out of the ordinary, they were happy to try something new and really embraced our architecturally different design. The whole team, especially Tara, was a pleasure to deal with and turned what's usually a stressful process into a smooth, enjoyable one." - Rhodri & Sejal, Baulkham Hills

This is exactly the kind of project we love. Something a bit different, a bit challenging, and a result that genuinely stands out. If you've got a design that other builders have told you is too hard, give us a call. That's kind of our thing.

You'd never know it was the same place! This Wilberforce home went from dated and tired to a fully transformed family home. The changes included new master suite, custom kitchen, cedar features, outdoor entertaining area and landscaped grounds throughout. The result speaks for itself.

Before we price a single thing, we want to understand exactly what you need. Every new enquiry at Hannon Constructions starts with our project questionnaire, and there's a good reason for it.

Before Ryan visits your property, we ask about:
-What type of work you need (new build, renovation, addition, granny flat etc)
-Whether you have plans, an architect, or council approvals underway
-Your rough budget range and timeline
-Whether you'll be living on site during the build
-What else needs to happen before work can start

Why? Because the more we understand upfront, the better advice we can give you from the very first conversation. No wasted site visits. No generic quotes. No surprises.

It means when Ryan calls, he's already thinking about your project and comes to you with some answers, making the quoting process quicker and easier.

'Professionalism and workmanship second to none.' ⭐⭐⭐⭐⭐

One of the things we hear most from clients isn't just about the finished build, it's about how it felt to work with us along the way. Here's Stuart & Lana from Baulkham Hills:

"Your professionalism, workmanship and communication are second to none... We found it so much easier to work with a tradesman who kept us informed at every step along the way and completed the work upon the agreed timetable."

Honest conversations and clear communication, from first chat to final handover. That's how we work.

A very Happy Birthday to the man behind Hannon Constructions! 🎉

Our leader, builder, problem solver and one of the hardest-working people we know.

Ryan puts everything into what he does — whether that’s building homes, running the business, looking after our clients or getting stuck in on site.

But behind all of that, he’s also the best husband and Dad, and family will always be his greatest achievement. 💙

We’re very lucky to have him leading the Hannon team. Happy Birthday Ryan! 🥳🔨

We hope you manage to knock off early today… although we’re not making any promises. 😂

Room for the whole family. From ageing parents to teenagers who want their own space, or a little extra rental income, granny flats are one of the smartest ways to add value and flexibility to your property.

We recently completed a new granny flat build in South Windsor: self-contained, beautifully finished and built to the same standard as any of our custom homes.

Considering a granny flat in the Hawkesbury or Hills District? Let's chat about what's possible on your block.
