Last week we shared progress on Stage 1 at Scarlet Rise. This week, the reasons we chose Warwick in the first place.

The town is about two hours from Brisbane and an hour from Toowoomba. It’s growing steadily, and it’s getting the infrastructure investment new housing depends on. We’ve set out the data in our latest article.

When building approvals fall, the effect on rentals doesn’t show up straight away. It shows up about two years later.

In 2023-24, approvals dropped to around 163,000, the lowest since 2011-12 (UDIA, July 2024). By March 2026, national rental vacancy had fallen to 1.0% (SQM Research, April 2026). Approvals have picked up since then, but they’re still below the Housing Accord pace (ABS, September 2026). We look at what that means for the homes that will be available to rent in 2028.

Rates rise. Values dip. And so far, the long-term trend has held each time.

The RBA lifted the cash rate to 4.60% last week and values have eased for six months in a row. It’s a good moment to look back at the last cycle. Brisbane fell 10.9% through 2022 and early 2023, and national values were back at record highs within about ten months.
