And here is the 3rd room!!! This is one smart little laundry slash powder room. We stole a little space from the living room which wasn’t needed to get this design to work. We added a guest powder room within the laundry, by using custom cabinetry and LED lighting the two connected rooms have a classy feel. You would barely know you are walking into a laundry with concealed dryer and washing machine. Please share your thoughts on this one, we would love the feedback.

We posted late last year to keep an eye on this space, and what a space it became!! A massive transformation, a huge structural steel fly over roof lined with a coffered V-jay panel ceiling with stunning Pacific Crows Ash deck below. The pool area was given a lot of love with new tiled surrounds, frameless glass fencing and no expense spared on landscapes and outdoor lighting. Definitely an incredible usable outdoor space. This is our second Renovation at this property, you may remember the graffiti barn door in an earlier post, I must say the clients have been a pleasure to work for and they are just as excited about this outdoor space as we are. This property at Mermaid Waters received some much needed love. Upper balconies re-sheeted, waterproofed and tiled, upstairs windows replaced, blueboard cladding exchanged for Hardies Linea board plus some very nice Hampton style powder coated balustrade.
