What’s next at our Holgate renovation? 🔨

After plenty of demolition and structural rectification, we’re reaching the stage where the house starts being put back together.

At this point in the build, the next steps included:

• Completing the remaining framing and structural flooring
• Preparing the openings and installing the new windows
• Starting the external wall wrap and cladding
• Removing and reframing the existing rear deck

Still plenty happening behind the scenes, but it’s good to see the project beginning to take shape again.

Framing update from our Holgate renovation 🔨

At this stage of the build, the framing works were approximately 80% complete, with around $48,600 committed against an overall construction budget of approximately $400,000—just under 12% of the total budget.

That committed amount already included the supply of the new windows, despite them still being due for delivery.

The remaining framing works included opening sections of the kitchen and bathroom subfloors for the plumbing drainage changes, before reinstating the bathroom floors with new Scyon flooring.

A good snapshot of how we monitor physical progress alongside committed costs throughout a renovation.

HOLGATE DETAIL | DECK & FAÇADE

It’s not a bad location to come to work every day. 🐎

This existing deck and the front of the house are both set for a substantial transformation.

Our clients are busy people, so one of the priorities is creating an exterior that looks great without demanding constant upkeep. The deck will be rebuilt using composite decking to provide a durable, lower-maintenance finish, while the facade will also receive a complete makeover.

The aim is to improve how the home presents from the street while selecting materials that remain practical for the way the owners actually live.

We’ll show you the full transformation as this part of the project progresses.

HOLGATE DETAIL | KITCHEN TO LIVING ROOM

The existing kitchen won’t be a kitchen for much longer.

As part of the new layout, this area is being converted into the home’s main living space. That involves more than simply removing the cabinetry—we’re making structural changes, opening up the area and adapting the existing building to suit an entirely different use.

Renovations also have a habit of revealing what has been hiding beneath the surface. In this area, we’re working through existing water-entry issues and termite damage before we can properly rebuild it.

These discoveries aren’t the glamorous part of renovating, but resolving them correctly is just as important as everything you eventually see in the finished home.

This is exactly why we’re documenting the Holgate project: to show the decisions, problems and solutions involved—not only the final reveal.

HOLGATE DETAIL | THE NEW KITCHEN

A substantial renovation doesn’t mean every part of the project needs the most expensive possible solution.

Our clients are very budget-conscious and have been savvy about identifying where they want to invest—and where there may be an opportunity to save.

For the new kitchen, we’re looking at whether an IKEA joinery package could provide the layout, functionality and finish they want while keeping the overall kitchen allowance under control.

There are still details to work through, particularly around measurements, installation, services and the finished appearance, but that is what good budgeting is about: exploring the options before automatically selecting the most expensive one.

Officially handed over ✅

Our Robsons Office Tenancy Fit-Out in Thornton has been completed for a little while, but today we officially handed the finished space back to our clients—and it has come up incredibly well.

The project involved transforming the existing tenancy into a clean, practical and move-in-ready commercial office, complete with refreshed workspaces, private offices, reception, kitchenette and upgraded amenities.

It’s always satisfying seeing the final result come together, particularly when you look back at where the space started.

This one will soon be hitting the Thornton commercial leasing market and is ready for its next chapter.

A big thank you to our clients, our team and all the trades and suppliers involved in delivering the project.

HOLGATE RENOVATION | 01 - PROJECT INTRODUCTION 🔨

I’m definitely more comfortable building the renovation than talking about it on camera—but here goes!

We’ve just started this substantial renovation in Holgate, with an initial project budget of approximately $400,000.

Throughout the project, we’re going to document what actually goes into a renovation of this size—not only the polished before-and-after shots. We’ll cover:

* The progress made at each stage
* Issues we uncover along the way
* How we work through them
* Decisions that affect the scope and budget
* How the overall project costs are tracking

The aim is to give homeowners a genuine look behind the scenes and a better understanding of where the money goes during a major renovation.

The camera work may improve as we go—but the building information should be valuable from day one!

The Holgate renovation is officially underway 🔨

We’ve started by demolishing the existing kitchen and living areas, and things are looking a little messy—as they always do before the transformation begins!

Next up: finishing the clean-up and preparing the space for the new layout to take shape. Stay tuned as we bring this renovation to life.

Final stages at our Thornton office fit out.

A few bits left to bring it all together over the next week — joinery, final fit off items and the usual last details.

It’s been good to see this one take shape.

This stage sets the tone for the entire build.

On this custom home in Minmi, we’re working through some complex framing — but it’s not just about structure. It’s about making sure everything that follows lines up properly.

If this stage isn’t thought through properly, it shows up later in finishes, services, and overall build quality.

We spend a lot of time here getting it right so the rest of the project runs smoother.

This is where early collaboration really matters.
