Capital funding doesn't arrive because a school needs a building. It arrives because the school can prove the need, the plan and the cost.

Most schools have 30 April in their heads. That's the second deadline. The Block Grant Authority emails schools in December and the Expression of Interest closes 31 January, right in the summer holidays.

So the real work happens in spring. Start early and have a plan.

A school can't pause while it builds. Students keep arriving, the site stays live.

So the staging protects learning at every step. The noisy work goes in the term breaks, summer holidays carry the biggest jobs, and everyone moves through the site safely throughout.

That's a design decision, made at the start.

A school master plan isn't a drawing of the next building. It's the map of how your whole site develops to support how you teach.

And it can change. A plan written for how you taught ten years ago may not match how you teach now.

Review it every few years, and whenever the way you operate shifts.

It's been great to see The Bay Golf come together on site in Kirrawee!

We assisted with the design and took the project through the Development Application (DA) and the Construction Certificate (CC) approval stages. So exciting to know it's opening soon!

A school building program isn't one decision. It's a sequence of them, made over years, by boards that change and budgets that shift.

The buildings still have to keep up with how the school teaches, stay compliant, and get built around active classrooms.

What decides whether the program works is the thinking done at the beginning. That's the master plan.

Unauthorised building works in NSW are more common than people admit, and there's a proper path through them.

Bought a house with an extension that was never approved? Inherited a carport nobody has paperwork for? You're not stuck.

It's called a Building Information Certificate. The council assesses the existing work and, if it's sound, issues a certificate that stops them ordering you to demolish or alter it for 7 years.

One catch worth knowing before you lodge anything: a BIC limits council action, it doesn't retrospectively approve the work the way a DA or CDC does. That distinction matters if you're buying, selling or refinancing.

We apply through the NSW Planning Portal, usually with measured plans and reports of what's actually there.

Sorting this out before you commit is Decide work. Do it before contracts, not after.

Save this, or send it to someone mid-purchase who's just found something odd in the contract...
