Week 3 Progress: The Structure is Up! ๐Ÿ 

It has been a massive week on site! If youโ€™ve ever wondered how builders get giant, heavy windows into the lower levels of a house without damaging them on the scaffolding, we used a fun trick this week.

We deliberately left a section of the floor out (where the future ensuite will be) so we could use the crane to lower the windows directly down through the middle of the house! ๐Ÿ—๏ธ

We did have to call it early on Tuesday due to some intense winds coming up the hill making it unsafe to lift, but the crew rallied. By Friday, we had all 15 windows in and the roof panels secured.

Now that the main structure is finished, our building system allows us to work on two fronts at once. Next week, weโ€™ll be wrapping the house in external insulation while simultaneously framing the interior walls to get ready for the plumbers and electricians. โšก๐Ÿ’ง

At Enduro, we love a good renovation and addition project, but our recent build in Bowden was definitely one of our most challenging! ๐Ÿ˜…๐Ÿก

So, what made it so tricky? First, it was an incredibly narrow and tight site. We had to be very careful to tie our new work into an adjacent house that was renovated about 10 years ago, making sure we didn't undermine the older main structure. Plus, space around the house was so limited that we had to creatively detail all the plant equipment to sit up on one of the roof! ๐Ÿ—๏ธ

To tackle the complex geometry of the design, we actually built the entire house virtually first.

Why?

By creating a virtual model, we could figure out all the exact wall heights and provide precise wall panel sizing for the carpenters. This eliminated the risk of on-site calculation mistakes, allowing our team to build the walls once, put them up, and have everything fit perfectly on a tricky site. ๐Ÿ“๐Ÿ› ๏ธ

The homeowners were very focused on building an energy-efficient addition, and weโ€™re thrilled to deliver a comfortable, healthy, and happy home for them to enjoy for many years to come. ๐ŸŒฟโœจ

We've reached the end of the second week of putting up CLT on site, and things are really taking shape! ๐Ÿ—๏ธ

We started the week by getting the structural floor laid, the stairs put in, and all the pre-made internal wall frames lifted upstairs. We also hoisted up our STRUCTAflor and cement sheets now, which means we won't have to carry them up the scaffolding once the roof is on.

Speaking of scaffolding, itโ€™s up! Safety is a tricky balancing act when building a house with an upper level. We have to position the scaffold far enough away to leave room for the rendering team to use their trowels, but close enough so there's no gap for anything (or anyone) to fall through. Where the scaffold wasn't quite ready, we installed temporary handrails to keep everyone completely safe. ๐Ÿ‘ทโ€โ™‚๏ธ

On Friday, our windows were successfully delivered by a fantastic driver who navigated a long-nose truck right onto our site! ๐Ÿš›

So, whatโ€™s next? Next week, we plan to install the windows, followed by the floor trusses to get rid of the floor voids, and then the roof panels.

You might wonder: why put the windows in before the roof? For this particular CLT build, installing the windows first gives us much easier access.

Because the CLT structure is so well-braced, there is very little risk of the walls twisting and transferring that twist into the windows themselves.
