When we opened up the roof cavity, we found a possum that had died right next to the ducted heating vent. Every time the heater kicked on, the gases were being pushed through the whole house.

Here's what most people don't realise. A medium-sized animal like a possum can produce odour for three to six weeks. The two gases responsible, putrescine and cadaverine, don't get "cancelled out" by air fresheners. The spray just competes with them for a few hours, then loses.

The paintwork looked perfect from the street. The owners only called us after they noticed a soft spot underfoot in the hallway and some faint bubbling paint near a skirting board.

Subterranean termites aren't looking for age. They're looking for cellulose, which is the timber in your walls, floor joists and framing. A newer build sitting on moist soil, with tree stumps or garden sleepers nearby, is just as appealing to a colony of a million workers as a 1960s weatherboard.

The reason termites earned the nickname "silent destroyer" is simple. By the time you can see or feel the damage, the colony has usually been active for months. Regular inspections catch what paint and floorboards hide.

Here's what a technician actually checks when we crawl under a home for a termite inspection.

Here's what an AS 4349.3-2010 compliant report actually covers:
