Choosing the right builder is one of the most important decisions you’ll make when renovating or building. While it can be tempting to go with the cheapest quote, selecting the wrong builder often leads to poor workmanship, unexpected costs, legal disputes, and unnecessary stress, outcomes no homeowner wants.

Your builder isn’t just another contractor, you’re trusting them with your home, your finances, and your peace of mind. That’s why doing thorough research before deciding is essential.

Here are a few key ways to confidently assess a builder before you commit:

Check their ABN to ensure it’s active and valid
Read reviews and testimonials from past clients
Ask for references and take the time to call them
Review their previous work to understand their quality and style
It’s also common to receive quotes that vary significantly. If you’ve obtained multiple quotes and one is, say, $100,000 higher than another, it’s important not to jump to conclusions.

Instead, ask:

What may be missing or excluded from the lower quote?
What is included in the higher quote that contributes to the cost difference?
It is always a good idea to sit down with the builder with the more expensive quote and compare quotes side by side and ask for a clear explanation of any major differences. 💰🏡Can I still live at home while I renovate?🏡💰

Absolutely. Many people assume that renovating means moving out but that’s often not the case, and staying put can save a significant amount of money.💸

If you choose to live at home while we renovate, we’re more than happy to work around you. We carefully structure each project to minimise disruption and keep your home as functional as possible throughout the process.

For example, with a kitchen renovation, we don’t remove your existing kitchen until the new cabinetry is ready to be installed. This means your kitchen is typically out one day, installed the next, followed shortly by stone, appliances & reconnections. In most cases, you’re without a cooker or sink for about 10-14 days if there’s stone bench tops! The perfect excuse for BBQ dinners and making use of the laundry trough. ✅

When it comes to bathroom renovations, things can be a little trickier if it’s your only toilet. However, if you have more than one bathroom, we can schedule the works, so you’ll always have at least one fully functioning toilet during the renovation. 🚽

Our goal is to make the renovation process as smooth, practical, and stress-free as possible while allowing you to stay comfortably in your home. 🏡

💰 LET’S TALK BUDGET BLOWOUTS 💰

One of the most common concerns we hear from clients is budget blowouts and more importantly, how to avoid them.
The most common reasons budget blowouts occur include

Poor initial planning
Underestimated costs, unclear inclusions, or corners being cut due to vague quoting. 📄

Communication gaps
When the budget and design aren’t aligned from the start, costly surprises can appear later. 🗣️

Scope creep
Adding features, changing designs, or expanding the project mid-build can quickly add up. ➕➕➕

How can you avoid them?

✔️ Be transparent
Share your budget upfront. This allows your builder to confirm whether the scope is achievable or whether adjustments are needed early.

✔️ Detailed planning
Get a couple of quotes, make sure they are comprehensive, read carefully. Choose your builder and talk it through with them, ensure you understand the costs and ask any questions you may have!

✔️ Stick to the plan
Once construction begins, try to minimise design changes to avoid unexpected costs.
