Keeping ground moisture away from the straw is the first thing a straw bale wall has to get right.

Water can creep upwards from damp ground through the tiny gaps in materials like concrete and timber. To break that path, the base of this wall is filled with scoria, a lightweight volcanic rock. The gaps between the stones are too large for water to climb, and any moisture that does get in can drain away freely.

Both have their place. Flat pack joinery is affordable, widely available, and absolutely fine in the right context. But there are real, practical differences between it and custom timber work — and the people best placed to explain those differences are the ones who work in timber every day.

At Impact Build, our builders are qualified carpenters who manage a team of qualified carpenters. We work with both. Here's what we observe.

The most significant difference is fit. Flat pack is built to standard dimensions, which means most rooms — with their irregular widths, angles, and ceiling heights — get worked around rather than worked with. Fillers, reduced-depth cabinets in awkward corners, and small gaps are the practical result. Custom joinery is designed for the specific dimensions of the space.

The second is lifespan. Flat pack cabinet carcasses are generally particleboard or MDF with a laminate finish. When they fail — a swollen base, a stripped hinge hole, a delaminating door — they can't be repaired in any meaningful way. They're replaced. Custom timber or quality plywood construction is repairable. Hinges can be re-hung, surfaces can be refinished, doors can be remade. It doesn't degrade the way flat pack does; it ages.

The third is selection. With custom work, the species, profile, grain direction, and finish are chosen to suit the home. Not what's on the shelf.

What determines the foundations of a home? The ground it sits on.

Clay soil swells when it's wet and shrinks when it's dry, so the ground under a home is not as still as it looks.

That's why footings are designed around the soil, not just the plans. A soil test shows how much the ground is likely to move, and on more reactive sites, footings can be taken down to a depth where the moisture, and the movement, is far lower.

When the ground moves, the walls move with it, and that's when cracks appear, doors start to jam and floors tilt. Victoria's long dry spell through the 2000s showed what that can do.

A property can have a great outdoor space that the house doesn't quite make the most of.

At this Woodend home, the patio and garden are already set up for outdoor dining and entertaining. The extension grows the living space out toward them, so the way you move through the house suits the way you use the property.

Getting that relationship right is what we focus on when we plan an extension: making the home work for how it's lived in day to day.

Here's a good reason that in a straw bale home, the bales go in after the frame and the roof.

Straw starts to break down if it stays damp for a few weeks, so it needs to stay dry until the lime render seals the wall.

That's why we build the frame first, then the roof, and only bring the bales in once the building is covered.

Once it's rendered, the question most people ask is about fire. Straw packed this tightly and sealed under render has very little air to burn with, and in CSIRO testing, rendered straw bale walls were exposed to a simulated bushfire front without igniting.

Building a home that lasts isn't about spending as much as possible on every part of it. It's about knowing which decisions are permanent and which ones can be revisited later — and putting the weight of the budget where it cannot be undone. Structure, framing, windows, insulation and external cladding are all essentially inaccessible once the home is complete; the cost of cutting corners on any of them is paid back across the entire life of the building. The things that can genuinely be upgraded later — floor coverings, tapware, secondary finishes — are where a well-guided budget finds breathing room. Impact Build helps clients understand this distinction before the contract is signed, not after.

With the walls up and nothing closed in yet, a client can stand inside the outline of the new rooms and get a true sense of their size, and see how the light and the outlook will sit, here with Mount Macedon on the horizon.

It's the best point to see how it all works in person, and to talk through anything that feels different to how it looked on paper.
