Xela Property Maintenance is my Launceston-based house-cleaning and yard-work business, specializing in taking care of all of those jobs around the home that you’re often overwhelmed by or too busy to handle. No clean-up project is too big or too small, too tough or too mucky. If your yard needs attention, I'm happy to work in rain, hail or shine, tackling any mowing, weeding, hedge trimming and d
igging that needs to be done. If your house is looking a little tired and dull, Xela can handle everything from your general regular upkeep - floors being swept, vacuumed and mopped, windows washed, surfaces made to sparkle - right the way through to those extra special touches like having beds made-up before guests arrive, or tackling that sink full of dishes that you haven’t had a chance to get to. And if you use Airbnb (as I do personally) I’m happy to handle all hosting duties, including preparation for check in, and the clean at check-out. I have numerous long term clients who I work for in this capacity and can provide solid references. After my hard work reveals the potential of your home and garden, you might decide you want to further improve your property beyond a detailed clean-and-tidy up. Please note that I am not currently licensed to make home repairs, however I have many local contacts and am more than happy to give you a referral to reputable, qualified and licensed horticulturalists, landscapers, builders, plumbers and electricians for jobs that require a certified expert. THINGS YOU NEED TO KNOW ABOUT ME
- my standard hourly rate is $35 per hour, billed from the time I arrive on site and begin the work. If I bring an assistant with me to help (which guarantees cutting the time spent on site by at least half, if not more, due to increased efficiency) the combined hourly rate for both workers is $60 per hour.
- I service Launceston and the surrounding areas within 20kms of the CBD. While I’m more than willing to travel beyond a 20km radius for work, if you live beyond that limit please know I do bill for travel at 50% of my standard hourly rate from the time I leave my home in West Launceston, with the full rate taking effect from when I arrive and begin work on-site.
- Given the type of services I offer, I don’t quote on jobs in the same way a qualified tradesperson would for larger products. If you decide you need cleaning and yard work done, the first time I visit your property will be for a maximum period of 4 hours. While this is mainly for OH&S reasons, it also ensures that you’re happy that the job is being done to your exacting standards before any billing goes beyond that first block of time. If a job requires more work than a 4 hour effort (as many do), we can discuss and then book appropriately for a return visit.
- I am happy to remove green waste and rubbish for a flat fee of $25, and unless there are special circumstances, I usually make a weekly trailer collection from properties I’ve been working on over the previous days.
- Please note: I am not a horticulturalist or a mind reader. If you instruct me to clear and tidy an area, I will do exactly that. If you have a rare African orchid that was given to you by your great grandmother hidden amongst the weeds, or an endangered fern overhanging a path that you want left untouched, you need to give clear instructions before I start work to avoid unnecessary upset.
- I will send you an invoice via email within 2 business days of completing the agreed work. While payment on receipt is great, I do offer net 15 day terms. If you wish to book my services, please send me an email with your preferred dates for the work to commence, while answering the following questions:
- What exactly are you requiring to be tackled and how long do you estimate the job might take? If you’re unsure, simply book me for the first visit at my 4 hour maximum. If I get the job done more quickly than that, you’re only charged for the time I work. If it’s a bigger task than that, you’ll see what I was able to get done in 4 hours of hard yakka, we’ll then both have a clear idea of what else needs to be done and can re-book appropriately.

While this is not an issue with advance notice and I love animals, advance notice is always good and I do charge a flat-fee, one-off “poo tax” of $20 if I need to pick up dog droppings before mowing the lawn or clean-up a spilled cat litter tray before mopping your floors.
