AI-Powered Gap Analysis: Reducing Estimate Risk with Claude

This is a game-changing AI estimating hack using Claude to run gap analysis on contract estimates. We’re creating a Claude Cowork project folder for every project containing all quotes, plans, and engineering documents. When we’re nearly finished with our estimate (97% complete), we export the spreadsheet and ask Claude to analyze it against all architectural plans and quotes in the folder. Claude then delivers a detailed spreadsheet with a traffic light system showing what we’ve fixed and what tasks remain open. In our second round, we reduced our risk gap from $115,000 down to $25-60K. This renovation has undergone a full makeover.
Starting a large scale renovation like this there are so many unknowns.

This home is around 25 years old and building has changed significantly as the industries knowledge grows each and every year.

We aim to take on most projects as cost plus these days to reduce our company risk in times like now where costs are forever changing. It’s even more important in large renovations like this one.

Why? Because sometimes we just don’t know what we will find or how to price it accordingly.

Over price the project for unforeseens that don’t arise and you either miss the job or the client over pays.

Underprice the project and your business works for free for 12 months for trying to do the right thing but being caught out by what’s unknown.

In this project the unforeseen scope has increased the renovation by around $200,000.

Floor systems were built incorrectly. Walls were rotten. Cladding was falling off. It’s items like these that once uncovered cannot be walked away from as a builder.

Project manager and the team have done an awesome job rectifying everything that’s been uncovered. Not walking away, not covering things up but ensuring our clients investment stands the test of time.
