With all the wet weather of the last few weeks it has been slow going with roof restorations but got a nice painting day and completed this restoration.
Big change from what it was to Heat Reflective Surfmist, should be much cooler in summer.

This job was very tricky.
2 Lower roofs on this unit complex had some dodgy lead flashing that had deteriorated and sagged over time with repairs done prior.
Was tasked with replacement but didn't want to have to remove the cladding to replace as it would damage with removal and would have needed the air conditioners removed.

Solution - Cut a 80mm slice off the bottom of the cladding to expose all the lead for removal and installation of new Waka Flex, installed support timber in the gaps they had not to prevent sagging again then installed a sections of exterior trim and paint.
Came up looking nice

This i why weep holes need to be reinstated properly, water leaked behind and couldn't escape so entered the roof cavity

If you ever needed a reason to Bird Proof your solar panels, here it is.
Customer had major roof leaks under their solar panels at their rental property due to the buildup of pigeon waste/nesting.
Solar panels removed, waste material gathered, defective tiles replaced then pressure cleaned.
Mesh to go on once panels reinstalled.
