A bathroom with very little room for error.

In our Prahran renovation, the dark large-format tiling runs across the walls and floor, creating a strong, almost seamless backdrop for the timber joinery, stone and brushed metal finishes.

When the material palette is this restrained, the construction has nowhere to hide. Set-outs, junctions, alignments and the relationship between each finish become the detail.

It is a small part of a much larger transformation of this three-level home, but a good example of the precision required throughout the project.

RENOVATING WITH A HERITAGE OVERLAY?
Here are 6 things worth knowing before you start.

A heritage overlay does not mean a home cannot change. But it does change how you approach the renovation.

Before the design progresses too far, it is important to understand what the overlay is actually protecting, which parts of the home are considered significant and where there may be more flexibility.

There are also practical considerations. Heritage projects can involve additional approvals, input from heritage consultants and structural surprises once work begins.

Getting the right people involved early can help resolve these issues before they become expensive problems later.

We’ve covered six things to consider:

Having our own carpentry team changes how we manage a build.

They’re not arriving on site to complete one isolated part of the job. They know the project, the drawings, what has already been built and what is coming next.

That continuity matters when details need resolving on site. We can respond quickly, make adjustments where required and maintain greater control over the quality of the work as the build progresses.

It also means the people completing some of the most important work on the home are part of the Eltcon team and accountable to the same standard we are.

For us, keeping carpentry in-house is not simply about having our own trades. It is about staying closer to the build.

Sometimes the best room is outside.

This is one of those spaces. The deck becomes somewhere for a quiet coffee in the morning, a long lunch on the weekend, or simply somewhere to sit and enjoy the outlook.

And that connection doesn't happen by accident. How the house opens to the outdoors, where the deck sits, what it looks onto and how easily you move between inside and out all play a part.

Because a well-built home isn't only about what happens within its walls. It's about making the most of the life that happens around them too.

A calm home isn't necessarily a minimal one.

Often, it is a home where everything feels like it belongs.

Natural light reaches the places you actually spend time. There is somewhere for things to be put away. Rooms connect naturally. Materials sit comfortably alongside each other. Windows create a connection to what is happening outside.

None of those things alone makes a home feel calm. It is the result of many decisions working together, and being carried through properly during construction.

If you're planning a new home or renovation, don't only think about the rooms you need. Think about how you want to feel when you're living in them.

That question can lead to very different decisions.

There is a big difference between working through an idea on a drawing and trying to solve it once trades are on site.

Sometimes it is a structural detail. Sometimes it is a material junction, a construction sequence or something that simply needs another set of eyes before it is locked in.

That is why we like being part of the conversation while there is still time to question things, test different approaches and work through the detail with the architect or designer.

If you're designing an architectural home, don't wait until the drawings are finished to start talking to builders.

Bring one into the conversation while there are still decisions to make. Ask questions, understand how the more complex parts will be built and make sure the design, budget and construction approach are heading in the same direction.

It is much easier to have those conversations around a table than halfway through a build.

For Hughesdale, the focus was on creating a home that feels calm, practical and considered. Open living spaces, carefully selected materials and integrated cabinetry work together to create a home that's as enjoyable to live in as it is to look at.

Designed by AJG Design & Drafting and built by the Eltcon team, Hughesdale is a great example of what thoughtful collaboration can achieve.
