The agent said a report had already been done. Our client wanted their own inspection done. Here’s why that mattered 👇

The house was heading to auction at around $2.5 million. What we found: all three bathrooms had been leaking for years. Water was leaking and getting into the subfloor, with mould throughout. Leaks like this don’t just stay in the bathroom. Ongoing moisture can rot the timber floor frame, damage the substrate, and create conducive conditions for termites.

The estimated cost to fix? Around $40k per bathroom, so $120k in total, before anyone had even signed a contract.

A report done for someone else may be a good starting point, but having your own inspection means the findings are prepared for you, and you can ask the inspector questions directly.

The bathroom mistake we see all the time 🚿

On a pre-purchase inspection, Phil found two common installation problems in this shower-over-bath:

1️⃣ The shower screen sits on the wrong side of the bath nib, so water runs off the glass, down the hob and onto the floor.

2️⃣ The bath should sit underneath the wall tiling. Here, water splashes onto the tiles and along the bath edge.

After just 30 seconds of the shower running, water was already on the floor and getting into the vent.

Water going into the floor vent can cause damage and decay to the substrate. It can damage the floor frame and create mould issues and conducive conditions for termites.

Thinking about opening up your floor plan? 🏠

Before you start knocking down walls, there’s one important question to ask: Is it load bearing?

In this video, Phil heads into the roof space to investigate. The two timber struts you can see are transferring the roof load directly onto the wall below, confirming that it’s load bearing.

That doesn’t mean the wall can’t be removed, but a structural engineer will need to design an alternative support system before any work begins.

It’s a question we get asked regularly during building and pest inspections, particularly by buyers planning renovations.

And it’s always better to understand what’s involved before you buy, rather than discover an expensive surprise afterwards.

Here’s something many Melbourne homebuyers aren’t aware of.

The building and pest inspection industry in Victoria is not subject to mandatory registration requirements for inspectors. This means not every building inspector is a registered building practitioner.

So why does this matter?

If you’re purchasing a property with a building and pest inspection clause in your contract, there may be specific requirements around who can carry out that inspection.

Your contract of sale may state that the inspection to be completed by a registered building practitioner.

If you engage an inspector who doesn’t meet those requirements, you could run into problems if major defects are identified and you need to rely on the report under your contract.

You may even find yourself having to arrange and pay for another inspection.

Before booking a building and pest inspection, check the qualifications and registration of your inspector, and speak with your conveyancer or solicitor about any requirements in your contract.

Beautiful bathroom. Big problem.

At first glance, this bathroom looks like a fantastic renovation. But appearances can be deceiving.

During a recent building inspection, Phil identified a significant issue that most buyers wouldn’t even think to look for.

It’s a good reminder that a beautiful renovation doesn’t necessarily mean the work behind it has been done correctly.

After pulling up the carpet, we uncovered gorgeous original oak flooring in the first three bedrooms.
