A lot of people think asbestos is just a removal job.

But once a project involves demolition, multiple trades, reinstatement, sequencing, and getting the space back together properly, that is where a builder adds real value.

At Buchanan Projects, we can manage the whole project from start to finish. Where asbestos forms part of the scope, we engage the appropriately licensed asbestos removalist to carry out that component, then coordinate everything that follows so the job keeps moving and the finished result is put back together properly.

That means you are not left trying to juggle removalists, demolition, make good works, follow-on trades, access, timing, and compliance on your own. We manage the broader building scope around the removal process so the project stays organised and the next stage is ready to go when it should be.

We do this for residential clients, and we also have the experience and capability to manage more complex projects where asbestos is only one part of the overall works. Because removing the asbestos is one part of the job. Making sure everything runs properly after that is the other.

If your project involves asbestos and needs more than just removal, fill out the quoting form on our website and let’s have a proper conversation.

A lot of people think once the plans are drawn, the DA is approved, and the architect has worked their magic, the hard part is done.

That is usually when the real questions start.

Can it actually be built the way it has been drawn?
Does it suit the existing structure?
Will it stay within budget?
How will access, services, sequencing and lead times affect the job?
And what needs to change now before it becomes a costly issue later?

This is where a good builder adds real value.

At Buchanan Projects, we believe in having great relationships with our clients, but not the kind where we just tell people what they want to hear. We take a realistic, no nonsense approach with your end goal in mind.

If something on the plans needs rethinking, we will say it.
If the budget does not match the design, we will say it.
If there is a smarter or more buildable way to achieve the outcome, we will say that too.

Because our job is not just to win the work. Our job is to help deliver a project that can actually be built properly and finished well.

Sometimes the most valuable thing a builder can do is bring honesty to the process early.

If you have approved plans and want a builder to review the project with a practical, straight up approach before construction starts, fill out the quoting form on our website.

A lot of homeowners think the hardest part of renovating is choosing tiles, picking colours, or finding the budget.

But in our experience, the hardest part is usually the uncertainty.

Not knowing if the budget will hold.
Not knowing if hidden issues will appear once work starts.
Not knowing if the timeline will drag on for weeks longer than expected.
And not knowing whether the final result will actually match what was promised.

That uncertainty is what makes a lot of people put renovations off for months, sometimes years.

At Buchanan Projects, a big part of our job is removing as much of that uncertainty as possible from the start.

We do that by putting time into the discovery stage early. We look deeper, ask the right questions, identify problems where we can before the build begins, and set out a clear scope in plain English. We also work hard to lock in pricing wherever possible, so clients are not dealing with unnecessary surprises later.

Then once the project is underway, we keep communication steady. Progress updates, photos, honest conversations, and clear next steps. No guessing. No wondering what is happening behind the scenes.

By the time a client hands us the keys, we want them to feel confident in the process, not overwhelmed by it.

That is what good building should feel like.

If you are thinking about renovating and want to skip the stress, get in touch through the quoting form on our website.

Poor workmanship is not just ugly. It can be dangerous.

Not every job is one for a handyman.

Handymen absolutely have their place, but when it comes to waterproofing failures, balconies, structural repairs, and other safety critical building work, it is so important to get the right licensed professional.

These photos show what can happen when the wrong person takes on the wrong job.

What started as failed waterproofing was then followed by a rough patch up attempt instead of being repaired properly. Rather than fixing the cause, a dodgy repair was carried out that only made things worse.

This was on a second storey apartment building. If the balustrade had failed and given way, the consequences could have been severe, including serious injury or worse. And this was not the only area affected.

There is a reason builders go through licensing, training, and compliance requirements. It is not just about doing a neat job. It is about understanding the standards, knowing the risks, and doing the work properly the first time.

And when it comes to your project, you do not just want a builder. You want the right builder.

At Buchanan Projects, we are a licensed building company and we stand by our work. We take our responsibilities seriously and put our name to every project.

One of the biggest misconceptions in renovations is this.

Tiles are not the waterproofing.

Tiles and grout are the finish. They look great and handle wear, but the actual protection comes from the waterproofing system underneath, plus the detailing around drains, corners, wall junctions, and penetrations.

This is why a bathroom can look perfect and still leak.

A good renovation is not just about nice tiles and fittings. It is about what is behind them and how the system is installed from the ground up.

That hidden work is what protects the structure long term.

If you are planning a renovation and want the hidden parts done properly, book a consult with Buchanan Projects. You can head to www.buchananprojects.com.au and fill out our contact form.

Most expensive renovation problems start in places you cannot see.

A waterproofing issue often hides behind tiles, under screeds, or around thresholds for months before it shows up as:

• musty smells
• swollen skirtings
• stained ceilings below
• cracked grout
• loose tiles
• mould growth

By the time the leak is obvious, the repair is usually much bigger than the original problem.

That is why we focus heavily on the waterproofing stage and detail work underneath the finish, not just the final look.

Bonus Post: HBCF red flags and FAQs (NSW)

If your NSW renovation or build is $20,000 or more, HBCF insurance is usually required and the certificate should be issued before deposit and before work starts.

🚩🚩🚩 Red flags 🚩🚩🚩

• “We will sort the insurance later”
• “We cannot get HBCF”
• “Let’s split the job into smaller contracts”
• Deposit requests before a certificate is issued
• Certificate or paperwork details do not match the builder’s contract name or licence name

FAQs

What if a builder says they cannot get it
Pause. Ask them to confirm in writing whether your job requires HBCF and why they cannot provide it. Then verify using official NSW channels.

What if they want to split contracts
If the suggestion is purely to avoid the $20,000 threshold, treat it as a warning sign. You want compliance and proper protection, not loopholes.

What if it’s strata or an apartment
Strata adds approvals and access rules, but you still need the builder to confirm licensing, contract requirements, and HBCF where applicable.

What if you’re buying a recently renovated home
Ask for the certificate and check it. This is especially relevant if the home was built or renovated in the last few years.

Interesting fact
The scheme is designed as a last-resort safety net, and homeowners can use official tools to check their cover details.
