Think you can run a deal through AI and call it a day? Let’s unpack that...

In our latest episode of Building With BuildHer, Rebeka chats all things AI - how it actually fits in the developer journey and spoiler: yes, it's really helpful, just not in the “set and forget, tell me what to do” kind of way. It can scan markets, spot patterns and throw out ideas faster than we ever could… but it has absolutely no clue why one buyer will fall head over heels for a home and driving up prices, while another walks straight out. And that little detail? It's kind of everything in property.

It's an honest take on using AI as your assistant, not your decision-maker. Because while it can help you move faster, test ideas and streamline the boring bits, it cannot replace your judgment, your taste or your ability to read the room (and the market).

Think of it like this… AI can show you the board, but you still need to know how to play the game.

It’s a little like the Covid era - the people who moved early did very, very well.

The opportunity isn’t the problem. Knowing what to do with it is.

If you’re sitting on the edge right now, this is your moment to step in, we are running a sale this weekend only on our inner circle membership.

Comment ‘DEVELOPHER’ to get the details on how you can make the most of this opportunity.

Just Sold! A 5 month renovation and their second project in 12 months from .co one of our members. From the outset the intention was to honour the original heritage facade and rework the home for modern family living.
Strong interest from the market led to a sale prior to auction. A good example of what happens when the strategy is clear and the ex*****on follows.

ChatGPT said “great plan”…

The real question is this: How much would this have cost her if she’d gone ahead without checking the feasibility first?

We also want to use AI to make our lives easier, but I am so concerned with the level of information that it spits out when strategy is not underpinning the questions that we are asking.

Most people think about lighting too late. We plan it on site, early, walking through each space with our design clients and mapping how it will actually be used. Where light needs to land, how it connects, and what it needs to do. It’s a small decision upfront that makes a big difference to how the home feels.

If you have ever sat across from a broker thinking, “Just tell me how much I can borrow”… we need to have a chat.

Because that question? It might be the very thing holding you back.

In this episode, we are flipping the script on finance and getting a little smarter (and a lot more strategic) about how we use brokers when renovating, building or developing for profit. Spoiler alert: it is not about chasing the lowest interest rate… it is about getting access to the right money and product at the right time.

We are talking equity, LVR, development finance, and why not all lenders, or brokers, are created equal. Plus the big mindset shift: finding the deal first and then structuring your finance to make it work (that might sound backwards but hear us out)!

You may be closer to your next project than you realise… you just haven't been shown how to leverage what you already have. If you have ever felt like you do not have “enough” to get started, this episode of Building with BuildHer might just change your mind… and your next move.

In between the catch-ups, snacks and a bit of dancing, there’s a seriously strong lineup of speakers sharing real insight into property, finance and development strategy.

It’s the kind of knowledge that shifts how you think about your next project and it’s coming straight from the experts.

Interior design plays a significant role in how a development is experienced. We love working with developers that are not afraid to play outside of the safe ‘all white’ space.

This dual occ project for had two schemes, lead by the client brief.

Do you like the lighter facade or the timber facade?

PS. We do have a few places available for Interior Design coming up.

You can book a call to talk about your project by following the link in our bio.

This month we’re bringing together an incredible mix of experts across design, building, funding and development strategy, alongside deep dives into joint ventures, feasibilities and real project numbers.

Our Weekend Intensive is a few days to step out of the day-to-day.
To ask the real questions.
To learn from people doing this work every day.
And to spend time with a room full of women who are building, renovating and developing for profit.

Members who joined us last October - this isn’t a repeat. Each Intensive evolves with new speakers, new insights and new conversations, because your projects evolve too.
And yes, the venue matters. We chose .melbourne intentionally.

This isn’t a sit-at-the-back-and-take-notes kind of weekend. It’s immersive, practical and designed to give you clarity and confidence for your next move.

Members - have you secured your spot yet?

Can we have a moment for 48 Rose Street, Coburg!?

A huge congratulations to DevelopHer Zerin .co, whose latest project - a beautifully renovated Californian bungalow has hit the market and honestly… it is a beauty.

From the very beginning, the intention was clear. Honour the original double-fronted façade and thoughtfully reimagine the home for modern family life. Not louder. Not trendier. Just better.

And that restraint really shows.

The spaces feel calm, warm and layered. Nothing is shouting for attention. The kitchen in particular is a lovely reminder that timeless materiality will always outlast whatever the internet says is trending this week. It is simply good design. The kind where everything flows, the materials speak to each other, and the whole house feels grounded and lived in.

This home was designed for family life and for slow living. A beautiful example of what can happen when a renovation is led by longevity rather than trends. Sometimes preserving what is already there is far more powerful than knocking everything down and starting again.

Reflecting on the project, Zerin shared with our community:
“Looking back on this project, I had a lot more confidence, less self doubt, still indecisive (but not as much 😂), less exhaustion compared to our previous project and proud of the beautiful home we created.”

And she absolutely should be proud. It is a gorgeous outcome. Zerin, we love seeing DevelopHers step into their confidence with each project and this one is something special.

If you know someone looking for a beautiful family home in the North, send them along to the open today at 2:15pm, or even more importantly, to the Auction on Saturday 28th March. We can't wait to see the result achieved!
