Is your roof up to standard?
During high winds the connections between your roof and walls are one of the most important structural components in your house. It generally decides whether your roof will stay or blow away.
In newer construction, metal straps or metal cyclone ties are fitted that anchor the roof/top plate to the brickwork. On older properties, before the new building regulations tie down code, it is likely they were never fitted.
It is important to have your roof checked to see if these tie downs are fitted rather than suffer the inconvenience and stress if your roof blows off in the next storm.
It is also important to note if your roof or gutters have deteriorated and then subsequently leaked during a storm, you probably would not be covered for the roof or gutter repairs.
Roof maintenance reports are important to ensure you are covered. Deterioration can include rusted valleys or roof sheets, broken seals, cracking of mortar along ridge capping tiles, leaves and debris blocking water flow or cracked flashings.
Occasionally a reason the insurance provider will determine you are not covered is because the storm itself did not create the issue and instead it has been caused gradually overtime. Insurance providers place the responsibility of home maintenance with the owner. This includes your roof and gutters.
