Vulcan 135L gas hot water unit installed in Bassendean.

For this replacement, we disconnected and removed the property’s existing Rheem Stellar 135L gas storage system before taking it to an approved recycling facility.

We then supplied and installed a new Vulcan 135L gas water heater, along with the required supporting valves. The existing hot, cold and gas pipework was adjusted to suit the new unit before all services were reconnected.

The system was filled, leak tested and fully commissioned to confirm everything was operating correctly.

A small hose can cause a big problem.

This image shows the difference between a damaged braided flexi hose and a new one. Flexi hoses are commonly found under sinks, vanities, toilets, dishwashers, and washing machines. When they split or burst, water can quickly flood cupboards, flooring, cabinetry, and surrounding areas - especially if it happens while no one is home.

We recommend checking flexi hoses every 6 to 12 months for signs of rust, fraying, kinks, bulging, or leaks. As a general guide, they should also be replaced every 3 to 5 years, depending on their condition and location.

A quick inspection now can help prevent costly water damage later.

Stormwater & Plumbing Upgrades in Bedford, WA

This Bedford project involved a combination of stormwater improvements and internal plumbing upgrades, addressing both drainage concerns and everyday usability inside the home.

Identifying the Stormwater Issue
During the initial inspection, the stormwater system was checked using CCTV, which revealed issues with the existing soakwell. The system was not effectively handling water discharge, which can lead to pooling, overflow, or long-term ground saturation around the property.
With other trades already working on site, timing and coordination were important to ensure the drainage works didn’t interfere with ongoing renovations.

Soakwell Installation & Drainage Improvements
To resolve the issue, additional stormwater capacity was installed. This involved:

• Excavation to access the existing drainage line
• Installation of an additional soakwell system
• Use of geofabric and blue metal to support proper drainage and filtration
• Integration with the existing stormwater system

The goal here was straightforward - improve water dispersal and ensure the system performs properly during heavy rainfall.

Internal Plumbing Works
Alongside the external drainage work, a number of internal plumbing upgrades were completed to improve functionality and prepare for future renovations.

These included:
• Replacement of kitchen tapware, working around tight clearances near the windowsill
• Installation of a new bathroom vanity setup, including basin and mixer positioning
• Replacement of a toilet cistern with a like-for-like unit
• Preparation for ongoing bathroom works
Where needed, adjustments were made on-site to ensure everything fit correctly without unnecessary damage to surrounding finishes.

Outcome
The result is a properly functioning stormwater system paired with updated internal plumbing, all aligned with the broader renovation works happening at the property.

The soakwell installation ensures the property can handle water runoff effectively, while the internal upgrades improve day-to-day use and set the home up for the next phase of improvements.

Do you really need to service a hot water unit?

We recently serviced a storage hot water unit and captured video of the sediment and internal build-up inside the unit. From the outside, the system looked fine. Internally, it told a very different story.

Over time, minerals and corrosion collect at the base of the tank. This forces the system to work harder, reduces efficiency, and can shorten its lifespan.

We recommend servicing your hot water system at around the five-year mark to:

• Flush sediment build-up
• Check and replace the anode if needed
• Improve efficiency
• Reduce the risk of unexpected failure

If your system is five years or older and hasn’t been serviced, it may be worth having it checked before small issues turn into a full replacement.

Dealing with a slow or blocked kitchen sink? 🚰

We recently attended a home in Thornlie to clear a blocked kitchen drain caused by a build-up of fat and grease. Using high-pressure water jetting, we were able to thoroughly clean the drain and restore normal flow to the sink.

Clearing grease build-up early helps prevent recurring blockages and keeps your plumbing running smoothly. It’s one of the most common issues we see in kitchen drains, and one that’s easily fixed with the right equipment.

Shower and Basin Drain Clearing | Eden Hill

We attended a property in Eden Hill to investigate a blocked shower in the main bathroom. Using high-pressure jetting, we cleared the blockage, which was caused by a buildup of hair, silicone off-cuts, and a pair of earrings lodged in the drain. All items were successfully removed, restoring normal flow to the shower.

During the visit, the customer also mentioned that the bathroom basin was draining slowly. To resolve this, we worked upstream through the floor waste back towards the basin and cleared additional hair from that section of pipework. The jetter was run both upstream to the basin and downstream to the shower to ensure the line was fully cleared in both directions.

To finish off, the basin trap was removed and the PVC pipe treated to break down any remaining residue. With both the shower and basin draining freely again, the customer was happy with the result and everything was left clean and functioning as it should.
