What’s an ‘Infill block’?
Infill (or “brownfield”) land is subdivided or developed in older, established suburbs — usually closer to the city. It’s not a new ‘greenfields’ land estate. It hasn’t been through a master-planned developer, so nobody’s handed you a clean, level, serviced lot ready to build on.

Someone’s cut it up and sold it. That doesn’t mean they’ve prepared it.

So what do you have to look out for?
Short answer: MANY things.

And that’s the difference between $20-30k of builder siteworks in a Greenfields estate or $30-300k on a complex infill site.
Not every builder does infill. And out of the ones that do… only some do it properly.

Thinking about an infill block? Ask us first. It’s a lot cheaper than finding out later.
