Most renovation budget blowouts don't happen during the build — they're hiding in the walls before you even start.

On this project, our pre-construction process uncovered double-clad asbestos and a roof being held up by almost nothing, all before a single trade was booked.

Catching these things early means we can price the work properly, plan for them, and keep your timeline on track, rather than hitting you with surprise variations halfway through.

Out of our last 50 jobs, we've identified around 95% of hidden issues before starting, so most variations now come from owner requests rather than nasty surprises. It costs nothing to do it right from the start, but skipping it can cost you for the next 20 years.

We found tiles laid onto chipboard with zero waterproofing — a problem completely hidden until we stripped it back.

This is what a latent condition looks like — hidden until you open it up, expensive once you do.

A proper bathroom floor needs the right substrate, correct underlay, and waterproofing before a single tile goes down.
