Do You Have A Sinking Feeling?

Droppy floors can be due to termites, rot or in this case snapped bearers.

This one was a doozy with faults in multiple locations. When one beam fails it adds strain to other areas, kicking off a rather slow but potentially dramatic chain reaction.

Today we can step in and use modern materials such as LVL beams. They are cross laminated for strength, don’t rust like traditional steel I-beams and are treated for termite resistance.

What would you do if you had beautiful gardens but it kept getting dug up? If you were the WA Government you may build an 3255 km “impenetrable barrier” however this isn’t exactly desirable.

These clients wanted something dig proof & appropriate, so commissioned a concrete sleeper underlaid boundary fence to ensure Bandicoots stayed out of their backyard.

The past, present & future

Many history buffs are fanatical about restoration work being period correct when working on significant homes.

But what do home owners do when they can no longer access the materials, techniques and the carpenters who built them? Let these great homes crumble?

We embrace a home’s complete history. This includes “additions” such as children’s heights penciled on the kitchen door, diy work before it became fashionable & in this case glass porticos.

It was restored using treated pine (versus hardwood), colorbond gutters (versus copper) & saving the original glass.

Restoration work is an honour and we are alway grateful for the opportunity. It allows us to preserve a house’s complete history and to pass the batten to the next generation.

Why are doors green when you buy them?

Curious? Probably not, but it is a handy thing to know if you own a home. All doors must be painted or sealed (if raw timber). They warp and swell if not protected leading to future issues.

To reduce warranty claims door manufacturers worked out that no one wants bright green doors. The ugly green is a paint thickness indicator, if you can still see green after a prime & two coats, it needs another coat.

Correct clearances, quality hardware, paint colour and overhead coverage if outside all contribute to decades of carefree service.

Does your carport roof leak?

To save money we kept the structural steel & replace the roof with Versiclad Versalink 1000.

When installed correctly this composite roofing is suitable for bushfire prone areas (BAL40), large unsupported spans (10m) and where maximum head room is required.

This installation meets a N3 wind rating (windy urban environment) so we know it is staying put during storm season.

Most importantly the thick insulation stops heat from punching through; the smooth underside is modern and deters birds.
