Bellmont is thrilled to announce that we have been awarded 5 new projects in Far West New South Wales!

· Wilcannia Council Admin Building
· Wilcannia Post Office Residence
· Wilcannia Swimming Pool
· White Cliffs Swimming Pool
· Ivanhoe Swimming Pool

We were engaged by Central Darling Shire Council to provide condition assessments of two heritage sandstone buildings, as well as design services for the refurbishment and repair of the three public swimming pools. These projects will support Council’s efforts to preserve important community assets and ensure local communities have access to recreational facilities.

Our experience with Heritage Engineering has been cultivated over many years of working with Heritage materials and structures. We are passionate about the processes of repairing Heritage structures at Bellmont, including identification of materials and techniques for minimal intervention strategies.

What happens when a liquid membrane is submerged in water for too long?

Liquid membranes are flexible, solvent or water-based waterproofing membranes commonly used on balconies, decks and roofs are an excellent waterproofing choice for irregular surfaces and shapes.

However, they are not designed to be continually submerged for extended periods of time or the following could occur:

- Re-emulsification: The membrane softens and turns back into a liquid state
- Hydrolysis: Water breaks the molecular bonds on the polymer in polyurethane or polyester-based membranes
- Osmotic blistering: Water molecules are "pulled" through the membrane toward salts or impurities in the substrate, creating blistering that can eventually pop and tear the membrane
- Biological Attack: Standing water attracts algae, mould, and bacteria which can secrete acids or enzymes that eat away at the organic components of the membrane

Detecting water ponding early is essential to protect your building’s waterproofing system and prevent costly repairs.

Façade Cladding Replacement Works in Progress!

Remediation works are progressing well at our façade cladding replacement project in Canterbury with Australian First Construction Group Pty Ltd. This five-level residential complex included combustible cladding and was also suffering from ongoing water ingress, entering units through ceilings and sliding doors. Our engineers have undertaken defect reporting, developed a thorough specification for repair and have been attending site at regular intervals to oversee the project to completion. We have included detailed design in our technical documentation to ensure the project's success.

Here’s what’s in the works:
- Replacement of ACP cladding
- Repair of waterproofing defects to the roof areas
- Replacement of membranes and tiles to the podium area impacted by efflorescence and cracking
- Treatment and protection of corroded steel in the basement

This coordinated remediation approach in liaison with the builder is focused on restoring performance, extending asset life and ensuring long-term resilience of the building envelope.

Urgent Propping Works in Eastern Suburbs

A thorough inspection of this residential, beach-side complex revealed widespread cracking and spalling to balcony slabs and various concrete elements.

Two units in particular were assessed as critical, with long, linear crack formations observed, indicating severe corrosion of the underlying reinforcement. The complex is located on one of Sydney’s iconic beaches and compounding this is the presence of magnesite flooring, a hazardous material known to accelerate steel reinforcement corrosion (concrete "cancer") due to its high soluble salt content. This places the structural integrity of the affected slab areas at high risk of being compromised and, in more severe cases, could lead to slab failure.

Temporary propping has been installed to stabilise the affected areas during the proposed investigation and remedial works which will inevitably result in:
• Removal of magnesite flooring
• Treatment and repair of corroded reinforcement and concrete
• Replacement of sliding door, internal floor finishes, balcony membranes and tiles

Another water leak case closed!

Our engineers were recently called down to Southern Sydney to investigate unexplained water leaks affecting levels 1 and 6 of this residential building.

The team spray tested the rooftop for 60 minutes but no water ingress was observed, which indicated the issue was unrelated to the waterproofing membrane. The rainwater outlet was then unblocked to release the accumulated water on the roof. Within minutes, water pooling was observed at levels 1 and 6, prompting our engineers to recommend a CCTV scan of the stormwater system.

The scan confirmed the source of the leak to be a defective PVC downpipe which had been drilled through on levels 1 to 6. We shared these findings along with recommended next steps to the client, who was extremely satisfied, particularly as previous consultants had spent a year trying to identify this issue without success!

Progress Post | Defect Restoration - Façade and Membrane Reinstatement

We are pleased to share the progress of a building defect rectification project in Eastern Sydney, where Bellmont is involved in diagnosing and preparing regulated designs for the replacement of the entire façade including cladding, brickwork and windows, balcony membranes and roof membranes.

Our Registered Design Practitioner work has developed a comprehensive structural solution to restore the façade’s structural integrity utilising stainless steel shelf angles, brick ties and the replacement of the external brick façade. The design phase is a critical part of any project and the selection of a suitably experienced designer is the single most significant decision to be made at the commencement of a project.

Extensive terrace waterproofing works are currently underway using Ardex WPM 1000, a high-performance membrane well-suited to areas with high exposure to water and required longevity. Supported by our regulated designs and Ardex membranes, the project is progressing toward restoring the building to a compliant, safe and moisture-free space.

All about atmospheric corrosivity 🌊

Can you tell which anchors are older based on these two pictures?

The answer is… the anchors on the right! These handrails were photographed on the same day and are located on the same site in coastal Southern Sydney. The anchors on the left were installed just a few months ago, while those on the right have been in place for years!

The degree of moisture and airborne salt plays a big role in accelerating the corrosion of metals. In this case, the anchors shown on the left corroded rapidly because they were made from mild steel, an unsuitable material for highly corrosive environments. On the other hand, the existing stainless-steel anchors have performed well, offering strong corrosion resistance in marine atmospheric conditions.
