One room, moving in three different directions at once. Here's why.

The rear rumpus room in this home wasn't just subsiding, it was subsiding unevenly, with different sections of the same room moving in different directions and at different rates. Floor level readings told the story clearly, with movement ranging across the room rather than settling as one unit.

The cause was a combination working against the structure at once. Both the sewer and stormwater services had been leaking over time, and that constant moisture was soaking into highly reactive clay beneath the room, gradually breaking down the ground's surface integrity.

To correct it, we carried out multiple injections across approximately 15 lineal metres, targeting the full length of the affected area rather than isolated points.

The result: complete footprint re-engagement of the drop edge beam and raft slab, with levels returned to within 3mm of level, restoring even, reliable support across the entire room.

The ground under most Australian homes isn't still, it breathes.

Many areas sit on reactive clay. When it rains, the clay soaks up water and swells. In a long dry spell, it dries out and shrinks. That constant swell-and-shrink under your foundations is one of the biggest causes of movement in Aussie homes.

It's why you might notice cracks that seem to open in summer and close in winter, or doors that stick at certain times of year.

This home had been moving for 40 years before anyone found out why.

The clay beneath this property had been shrinking for over four decades, a slow, ongoing process that most homeowners never notice until the cracks start appearing. But the clay wasn't working alone. Over the years, both the sewer and water mains had leaked at different times, adding moisture to the ground and compounding the movement already happening underneath.

The result was cracking around window reveals, along with internal gyprock and cornice cracking throughout the home, signs of a structure that had been shifting for far longer than anyone realised.

To correct it, we carried out a full subsurface re-engagement across the entire footprint of the drop edge beam raft slab footings, injecting at both 1.5m and 2m depths to reach every layer of affected ground.

The result: 20–40mm of lift, with crack closure of up to 100% around window reveals, gyprock, and cornices, addressing decades of movement in a single project.

Why do your doors and windows suddenly stick?

If a door that used to close fine now jams, or a window won't slide the way it did, your house might be telling you something.

When the ground under your home moves, the frame around a door or window shifts with it, even a few millimetres is enough to make it catch. That's why it often happens gradually, then all at once after a very wet or very dry spell.

A few things to check:
• Is it one door, or several around the house?
• Are there new cracks near the frame corners?
• Did it start after heavy rain or a long dry period?

One sticky door in humid weather is usually nothing. Several across the house, with cracks appearing, is worth a look, it often points to movement underneath.

120mm of subsidence across the front of a home, and the cause was hiding underground the whole time.

The entire front of this home had lost approximately 120mm through subsidence. The property was a rental, and while it sat unoccupied, broken water mains went unnoticed, steadily saturating the ground beneath the structure and allowing it to sink over time.

To correct it, we carried out a full subsurface footprint re-engagement, rather than targeting isolated points. Injections were shot at multiple depths, 1m, 1.5m, and 2m, to reach every layer of the affected ground beneath the home.

This approach delivered a controlled, positive uplift of between 5mm and 25mm across the footprint, restoring support exactly where it was needed most.

The result: complete stabilisation, with 100% closure on the external cracking in the render.

How do we lift a sunken slab through a hole smaller than a coin? Here's what's happening underground.

When the soil beneath a slab washes away or shrinks, it leaves a void, and the slab drops into the empty space.

To fix it, we drill a small port and inject an expanding resin into that void. The resin does two jobs at once: it fills the gap and compacts the loose soil around it, then keeps expanding until it gently lifts the slab back to level.

The whole time, we're tracking the movement with a laser, so the lift is controlled to the millimetre and stops at exactly the right height.

No excavation, no moving out, most jobs, residential or commercial, are done in a single day.

No root barrier at construction meant one tree slowly pushed a building out of level.

On this job at a university campus, settlement had occurred as a result of nearby tree impact. Without a root barrier installed during construction, root growth over time worked its way into the ground beneath the structure, gradually causing it to move.

The movement wasn't isolated to the surface. As the ground shifted, it affected the building's alignment enough that the ceiling steel stud frame itself needed manipulation as part of the repair.

We carried out injections to 2.5 metres deep, achieving up to 20mm of lift, precisely targeted to bring the structure back into position without unnecessary disruption to the site.

The result: a clean, perfect level job, with the studs now back in line. Additional halibar work was also completed as part of the full key turn project for the client.

That rainwater tank in your backyard might be doing more than storing water.

On this job, cracking had appeared in the external brickwork, but the real cause wasn’t the wall itself. Poor ground compaction from construction, combined with water run-off from a large rainwater tank, had been quietly working into the ground beneath the slab.

Over time, that combination caused the slab to sink, and the brickwork above followed, cracking as the structure lost its support.

We carried out external keyhole resin injection at multiple locations beneath the slab, directly targeting the affected ground. The lift was fast, safe, and precise, with no disruption to the property and no unnecessary excavation.

The result: excellent crack closure on the day, with the ground now fully consolidated to support the structure for years to come and prevent further movement.

5 signs your house might be moving. Save this one. 📌

1. Cracks in brick or render, especially diagonal cracks that step through the mortar joints.
2. Doors and windows that suddenly stick, jam, or won’t latch. The frame has shifted.
3. Gaps opening up between your walls and the skirting boards, or up at the cornice. (This is the one people miss.)
4. Floors that feel like they slope. Put a marble down; if it rolls on its own, it’s worth a look.
5. A driveway, path or slab that’s dropped, cracked, or formed a lip you can trip on.
