Disappointing, choose another company

We chose to build with Clarendon Homes as their displays were stunning and the salesperson at Parklea was amazing. We paid our deposit and everything he said would happen in the coming week, did. We’ve always felt Clarendon was a quality company and had a great reputation and provided a higher end finish that some other volume builders….how wrong we were!
After that our experience has been totally disappointed and the majority of the staff we have dealt with, don’t really care.
This is a big deal, you’re spending a lot of money with this company to build your home. I think it would be reasonable to expect some guidance from staff when you are building for the first time and that there would be a certain level of care in terms of your design.
Our tender and contract were all via Zoom due to Covid. An initial mistake made by our tender presenter and then a suggestion by our contract presenter has resulted in a major design flaw with the rear of our home that would never be accepted in a display. Our site supervisor advised that Clarendon would pull down and re-do that part of our home if it was a display. As we signed off on our plans, it is deemed our fault for not knowing better and we’ll just have to live with it.
There are online videos customers can watch which outline the various stages if you choose to build with clarendon, our experience has been nothing like what is promoted in those videos.
Our interaction with the Lifestyle studio to make selections for our home was stressful and disappointing. I had to chase the consultant to find out what options were available if I didn’t want what came as standard. I would send an email asking 3 or 4 questions and receive a reply several days later with an answer to only 1 question. This part of the process took almost 4 months for us to be able to sign off and it was only after escalating to the Lifestyle Manager that we started to receive some decent service and advice.
We moved to construction shortly after. It’s been underwhelming to say the least.
Our site supervisor spent a few weeks chasing the wrong colour brick as he had been given incorrect paperwork. Our whirlybirds have been installed in the wrong location as our site supervisor had been given a copy of our plans that we’d never seen or signed off on. Our site supervisor has was also given an incorrect tile schedule so if I hadn’t of queried this with him first we would’ve discovered the error after the tiles were laid.
Our home is not built anywhere to the standard of what you see in the displays. We enquired on a particular facade at the start of our build which was in excess of $50k and was told that we would need to have a flat roof as it would exceed maximum ridge height. We changed to a different facade and enquired about higher ceilings upstairs and were told no however since speaking to other clients, we were unaware we could reduce the roof pitch and potentially would’ve been able to have the higher ceilings upstairs, so disappointing to hear now that our home is mid-construction and this obviously can’t be changed. We’re spending almost $700k for Clarendon to build our home. I don’t think it’s unreasonable to expect a certain level of care and guidance from the staff they employ and instead we have been left feeling very disappointed and feel like we have to stay on top of every stage ourselves to ensure there are no more stuff ups.
Our home is not completed yet and I’m praying we end up with a decent finish but it is definitely not going to be the dream home that we thought we were signing up for. Our site supervisor is actually great and he has only recently taken over our build and the progress has been great. The errors and our complaint have nothing to do with him, it is the process leading up to the build and the incompetence of the admin staff in getting the correct paperwork to the person managing the build.
Would I recommend Clarendon to anyone else, at this stage, absolutely not. We’re not unreasonable or difficult people but we’ve had no care or guidance whatsoever and I really think that’s appalling when it comes to such a costly purchase.
Choose a builder who is going to provide you with all your options, not try to hurry you through each stage to sign off and pass you to the next person. Choose a builder who is going to provide assistance with the look and finishes of your home and are happy to let you know what is available if you don’t want their standard range.
It doesn’t matter how much you’re spending, if you think you’re going to end up with a finished product of the same quality as their displays, it’s not the case. The displays are just a way to suck you in and then they don’t care.
You’ve been warned…….proceed at your own risk.

No guidance, Paint Quality Terrible
Clarendon Homes
No guidance! Outside paintwork on cladding poor quality and did not last 3 years. Clarendon and Taubmans blame colour chosen (basalt) and state that it is common problem with fading (so don't rely on 10yr warranty on paint like they advertise, they won't honor it). Why would we not be advised that this is a problem when in colours so that options and or colour could be looked at? House looks terrible from the west. Often asked who built our home due to running a home business - so the Clarendon are not getting great advertising. Taubmans Representatives are also useless and come with no equipment and make decisions without doing any quality control. Photos make it the cladding look better than it is, the fading is far worse.

The process has been a nightmare from the beginning. Would not recommend Clarendon to anyone.

We had to argue and fight for anything to get done.
Were abused from their staff when questioning delays.
There reasoning for delays was they did not have contractors to complete the jobs.
They tried to charge us for things that were covered in the contract.
We ended up going through mediation and that really didn’t do much. But they happily followed the $$ side of it.

Nothing on the practical completion has even been fixed. Since we moved in December we haven’t heard from anyone unless we contact/ hassle them.

We have ended up going directly to the sub contractors and been informed from them that Clarendon hasn’t even contacted them to fix these issues.

Disappointed and disheartened!!!

Until they got me to sign up everything was great! I even did a positive review on how great pre construction stage was and i still stand by by first review! Pre construction was a breeze! As soon as construction started, its been a night mare and its still not finished 14 months on! When they originally told me that it would take "no more than 6-9 months at the most but they have to put in the contract of 12 months "but they never take that long." They also have used every excuse not enough staff, covid, rain, and contractors not willing to travel from out west to lower north shore, work being done has been incorrect which has led to a lot of things throughout the home having to be redone. Overall I'm still out of my home and out of pocket as i still need to pay rent, storage and a mortgage. One of the most frustrating things is Clarendon not being able to give us a straight answer with a completion date! This is very disappointing and disheartening especially as there are 5 other builds in our street that were started 4-5 months after ours and have already been handed over to the owners and the owners have moved in!!! Not Clarendon they are slow and while other workers are working on other houses in our street no one is working on ours!

Peter Campbell the owner/CEO of Clarendon homes should be ashamed and embarrassed of his company as his workers and sub contractors are tarnishing Clarendon's name.

This was supplied by a client who took Clarendon Homes to NCAT.

Dear Christine and Clarendon Homes,

Further to the emails today, I have attached evidence to support my claim, that you have mislead and falsified Evidence in NCAT in the Hearing on the 28-30th September 2022 Case Number HB 21/……. That the property was never handed over, we forced you to give us the keys on the 21st June 2021. The Document you was sent dated 16th April 2021 with only 4 items and Filed in the case from Local Group and is different to the one I received from Local Group 12th May 2021 with 5 items. The Property was still under Clarendon Homes (NSW) PTY LTD control until 21st June 2021. (the Letters proof this).

This also includes the 95 rains days that you stated in evidence but we NEVER RECEIVED ANY DOCUMENTS PRIOR TO THE PROCEEDING STARTED.

You lied in NCAT which is a court of law. The attached documents proofs what I’m stating is the truth, the letter of offer is incorrect and lies due to a walk-through was done video evidence that was supplied by Clarendon Homes proofs that a walk-through was done onsite but you lied to NCAT about that too. Please see attached snap shot me in the yellow shirt over the top of the drain putting conduit in it to show the blockage. THAT THE WALK-THROUGH WAS DONE!!!!

We have lost over $300,000 due to your misleading evidence in this case.

If we had the money to appeal the outcome of this case we would have!!!!

This person sent a email to Clarendon Homes showing major defects with the electrical works AS 3000:2018 and rear steps NCC 3.9.1 for Clarendon Homes to fix under the Contract and NSW Home Building Act 1989.

Local Group supplied OC when the House is not finished by the owner not doing the rear yard and Retaining walls as per the DA.

This is Clarendon Homes Response:

Dear Mr. H……..,

In relation to:

the Electrical issue raised I refer you to Table c6 in AS3000. The Electrical contractor has confirmed the works completed by them are compliant;
the rear step – I have spoken to representatives of Local Group and this was not a matter raised by them at all. I understand all items raised by Local Group have been satisfied by you and you now have an Occupation Certificate.

Any attempt to claim monies from Clarendon in relation to the above will be vigorously defended.

No further correspondence will be entered into with you in relation to these matters.

Delays and water damage
Building for the first time with Clarendon in Brisbane QLD. Slab was poured in October 2021, delays at every stage of the build with minimal communication from Clarendon. The slab sat there 4 months with no activity. Clarendon decided to plaster the house before the exterior was done or water tight. We then had 2 weeks of rain and flooding in Brisbane with significant mould infestation and many rain days since. The plasterboard has been damaged and is bowing in parts of the ceiling. One room, the ceiling has completely fallen through to the floor exposing mouldy frames. Clarendon said they will spray the mould and completely minimised the damage that was caused because of the risk they took with doing the internal plasterboard without properly protecting it from the weather. They have now claimed delays for unforeseen circumstances and actually said in a email that we requested the work to cease when in fact they decided to cease works on the build due to the amount of water damage to the interior. We have had a building inspector come in to document the damage and based on the visible mould on the plaster and framing. So far we have had 9 site managers and none of them seem to know what is happening with the build. The handover was supposed to be June 2022 and the bricking is still not complete (it has been 2 months since the brick work started) and the house is still not water tight. This means whenever it rains, the house continues to leak. Overall we are really disappointed with Clarendon. It has been extremely stressful and their communication has been appalling. There have not been sufficient explanations for the delays and we have not been notified of a handover date. There have been no payments for late completion damages.
