Most people never see this stage of their build, but it might be one of the most important ones.

At every one of our projects, we do an independent quality check which is called a frame and service rough-in stage inspection.

This inspection is completed so we can ensure everything is where it should be and you’re getting exactly what you want from your build.

Without this inspection, anything that may be wrong at this stage gets locked inside the walls permanently and costs significantly more to fix later.

We could have simply built to what council approved and moved on.

But we knew it wasn’t right for our client, so we pushed back.

For weeks, we went back and forth with council until we got the driveway levels changed to where they actually needed to be.

Yes, it took longer.

But when you’re building someone’s home, we believe it’s worth putting in the extra time to get it right, rather than handing over a home with problems the client has to deal with later.

Council wouldn't approve this quadplex without it, and most people have never heard of it.

An OSD system, or On Site Detention system, temporarily holds rainwater runoff from roofs, driveways and hard surfaces during heavy storms and releases it slowly into the council drainage network.

Instead of all that water rushing off the property at once and overwhelming the street drainage system, it gets held on site and released gradually.

On a single home the stormwater volume is usually manageable. On a multi dwelling build, the volume is considerably higher.

That's why councils across Sydney require OSD systems on multi dwelling builds like this.

The part most people don't think about is the budget. If your build requires an OSD system and it hasn't been factored in upfront, it becomes an unexpected cost mid project that can impact the rest of your build budget.

Knowing whether your project needs one before your budget is finalised is something you’ll need to factor in.

No second storey. No problem. Here's how this client added an entire level without building higher.

Most people building a single storey home assume they're limited by what fits on the ground floor. This client found a better way.

By going underground with a basement, they added an entirely separate level to the home without adding a second storey, and without compromising on the look they wanted for their home.

Home theatre. Gym. Rumpus room. Extra storage. All of it tucked underneath the home and completely separate from the main living areas.

It is one of the most under utilised design decisions in residential building, and when you see the finished result, you'll understand why more people should be considering it.
