Bellevue CLT Home.

On this project, the CLT was not just structure. A lot of it stays exposed, so the set-out had to be right from the start.

The package was coordinated around the finished spaces, including the entry, stair, hallway, void, rumpus ceiling and rooflight openings.

Our job was to carry that through on site, checking levels, openings, junctions and the exposed timber finish as the build came together.

Once the panel layout is resolved, we look at how the structure will actually be delivered, installed and perform on site.

Can every panel reach its final position?
What holds the structure during installation?
Where can water collect?
Which timber stays exposed?
Has the complete floor build-up been assessed?
Do the envelope and fire details work together?

Site logistics, temporary stability, moisture, exposed finishes, floor performance, envelope and fire all need to be considered before fabrication.

The more that is resolved before panel release, the fewer problems need solving on site.

The install might happen in days. The decisions behind it happen much earlier.

As a CLT specialist builder, we get involved early before panels are released for fabrication.

We review connection design, structural layout, major openings, service penetrations and where tolerances are absorbed between factory-cut CLT and site-built elements.

These decisions shape the panel design, factory cutting and installation sequence. Resolve them early, and CLT can move quickly and accurately on site.

We opened up our CLT Duplex for a private site tour with , talking through the structure, the planning behind it, and how early coordination helps CLT move faster on site.

Lots of good conversations, CLT up close, and a full site. Thanks to everyone who joined us.

Before any panel gets lifted, the work is in the checking.

Panel numbers, delivery order, crane access, fixing details, set-out, and where each piece lands once it comes off the truck.

By the time the CLT arrives on site, a big part of the install has already been planned.

We've been quiet on here, but not on site.

Plenty of coordination between the site team, crane crew, engineers, and suppliers.

Day 1 of CLT going in at Bronte Duplex: panels on site, crane lifts in full swing, and the first walls standing by the end of the day.
