Why is Early Contractor Involvement (ECI) Important?
Most of the time, builders get involved once the design is finished, the program is set, and the budget is locked. At that point the builder normally gets shared a set of drawings, specifications and requirements and asked to submit a price within 4-6 weeks. The chance to fully understand the scope and shape it for the better has largely passed. The builder gets prices on what he can within the time frame, factors in a bunch of assumptions, looks at the risk, and puts together a submission with some buffer and comfort (or lack thereof) in the price.
Early Contractor Involvement changes that. We're on site during design, not after it, working alongside the client, the architect, and the engineers. We undertake progressive budgeting during the design process, so that the client has visibility of the investment, and it’s broken down into: a) client requested change b) scope increase due to design c) and trade / price adjustments.
That early input ensures we (and you) are across the important details: buildability, construction methodology, site logistics, procurement, and risk. Long lead items get ordered before the rest of the design is finished. Subcontractors get involved and their pricing is more accurate. Also, because we're involved from the start, sequencing gets worked out early, so trades and materials arrive in the right order once construction begins.
It also means fewer surprises. Problems get caught in a conversation, not discovered on site once they're expensive to fix. Costs get validated at each stage instead of at tender. And decisions that would normally cause delay or rework get made while they're still cheap to change.
The upside isn't just speed or savings (even though we see both). It's certainty. Clients know what they're getting, trades know what's expected, and nobody's left guessing once the build starts.
Good construction doesn't start on site. It starts with the right people around the table, talking, and early.
