কানিঃ
কানি দুই প্রকার। যথা- (ক) কাচ্চা কানি (খ) সাই কানি
কাচ্চা কানি
: ৪০ শতকে এক বাচ্চা কানি। কাচ্চা কানি ৪০ শতকে হয় বলে একে ৪০ শতকের কানিও বলা হয়।
সাই কানিঃ
এই কানি কোথাও ১২০ শতকে ধরা হয়। আবার কোথাও কোথাও ১৬০ শতকেও ধরা হয়।
কানি গন্ডার সাথে বিভিন্ন প্রকারের পরিমাপের তুলনা
২ কানি ১০ গন্ডা (৪০ শতকের কানিতে) = ১ একর
১ কানি = ১৭২৮০ বর্গফুট
১ কানি = ১৯৩৬ বর্গগজ
১ কানি = ১৬১৯ বর্গমিটার
১ কানি = ৪০ বর্গ লিঙ্ক
১ একর = ১০ বর্গ চেইন
১ একর = ১০০ শতক
১ একর = ৪,০৪৭ বর্গমিটার
১ একর = ৩ বিঘা ৮ ছটাক
১ একর = ৬০.৫ কাঠা
১ শতক = ১ গন্ডা বা ৪৩২.৬ বর্গফুট
বিঘা-কাঠার হিসাব
১ বিঘা = (৮০ হাত × ৮০ হাত) ৬৪০০ বর্গহাত
১ বিঘা = ২০ কাঠা
১ কাঠা = ১৬ ছটাক
১ ছটাক = ২০ গন্ডা
উপরোক্ত পরিমাপ পদ্ধতির মাধ্যমে এবার আপনি খুব সহজেই হিসাব করতে পারবেন আপনার ফ্ল্যাটটির পরিমাপ। তারপরও আপনাদের সুবিধার্থে আরও সহজভাবে তুলে ধরা হলো।
* ৩ কাঠার প্লটে মোট জমির পরিমাপ হয়= ২১৬০ বর্গফুট।
* ৫ কাঠার প্লটে মোট জমির পরিমাপ হয়= ৩৬০০ বর্গফুট।
* ১০ কাঠার প্লটে মোট জমির পরিমাপ হয়= ৭২০০ বর্গফুট।
এই হিসাব পদ্ধতির মাধ্যমে এবার আপনি ঠিক করুন আপনি আপনার জায়গায় কোন আয়তনের ফ্ল্যাট নির্মাণ করবেন। তবে একটা বিষয় খেয়াল রাখতে হবে যে, রাজউক ইমারত নির্মাণ আইনে মোট জমির এক তৃতীয়াংশ জায়গা খালি রাখতে হয় রাস্তা, ড্রেন ও আলো বাতাসের জন্য।
আর যারা রেডি ফ্ল্যাট কিনবেন তারা এই হিসাবটি জেনে রাখুন। কেননা ফ্ল্যাট বিক্রয়কারী প্রতিষ্ঠানগুলো ফ্ল্যাটের মোট আয়তন ছাড়াও সিড়ি, ফ্ল্যাটের সামনে, পিছনে, সাইডের খালি জায়গাও ফ্লাটের মধ্যে অন্তর্ভুক্ত করে থাকে। যেমন –
* আপনি যদি ৯০০ বর্গফুটের একটি ফ্ল্যাট কেনেন তাহলে আপনার মূল ফ্ল্যাটের আয়তন হবে ৬০০ থেকে ৬৫০ বর্গফুট।
* আর যদি ১২০০ বর্গফুট হয় সেক্ষেত্রে ৭৮০ থেকে ৮৫০ বর্গফুট হবে আপনার মূল ফ্ল্যাটের আয়তন।
* ১৬০০ বর্গফুট আয়তনের ফ্ল্যাটের ক্ষেত্রে সব কিছু বাদ দিয়ে মূল ফ্ল্যাটের আয়তন হবে ১২০০ থেকে ১২৫০ বর্গফুট
