Abbotsford homeowner reached out after noticing water pooling near their pressure reducing valve (PRV). Left unchecked, a leak like this can lead to water damage, mold growth, and pressure issues throughout the home.

🔍 We diagnosed the issue and traced the leak to a pipe connecting to the PRV, not the valve itself

🔧 Repaired the damaged section of pipe and replaced the PRV as well, since the old one was well past its prime

✅ Tested the system to confirm pressure was balanced and everything was fully resolved

Hot water tank problems don’t take a summer break. Even though demand is lower this time of year, tanks can still fail without warning. A few common causes we see:

🧂 Sediment buildup: Minerals settle at the bottom of the tank year round and can corrode the lining or clog the drain valve over time

💧 Pressure relief valve issues: Heat and pressure inside the tank don’t care what season it is. A faulty valve can fail just as easily in July as in January

⏳ Age & wear: Most tanks last 8 to 12 years. If yours is getting up there, summer heat and humidity can accelerate corrosion in an already weakening unit

🔩 Anode rod depletion: This rod protects your tank from rust, and once it wears out the tank itself starts taking the damage, regardless of the time of year
