One of the responsibilities of a full-service builder is understanding how local regulations impact the way a project gets built.

This garden suite is headed to Delta, where local requirements meant we couldn’t simply deliver a completed modular home to site.

Instead, the home was prefabricated in sections and will be craned onto the foundation. The decks and deck covers were prefabricated as well and will be installed the same way.​

Prefabrication isn’t just for homes.

For this poultry barn renovation, we were faced with a unique challenge: wall sections reaching 23 feet tall.

Rather than building everything on site, we worked closely with our engineer to develop a prefabrication strategy that allowed us to construct the wall assemblies in our facility before transporting them to site.

By building these walls indoors, we were able to improve quality control, create a safer working environment for our team, and significantly reduce the amount of work required on site.

The wall assemblies are now complete and ready for delivery, where they’ll be installed as part of the next phase of the poultry barn renovation.

A common misconception about modular homes is that they’re simply delivered and installed.​

In reality, by the time the modules arrive on site, months of work have already taken place. Site preparation, foundations, utility servicing, permitting, transportation logistics, crane coordination, and interior selections all need to come together before installation day.​

The home may be built in a controlled environment, but the success of installation depends on everything that’s been completed beforehand. Delivery day is an exciting milestone, but it’s only one part of a much larger process.

This home is being built with accessibility in mind, and one of the features that supports that is a curbless shower.​

While the finished result looks simple, there’s a lot that needs to happen before tile is ever installed. The floor system has to be designed to accommodate the required slope, drainage, waterproofing, and structural requirements, all while creating a seamless, barrier-free transition into the shower.​

It’s a detail that depends on coordination between design, engineering, and the trades from the very beginning, ensuring the shower not only looks great but performs exactly as it should for years to come.​

New regulations mean chickens need more space, but that doesn’t always mean starting from scratch.​

For this project, we’re increasing the height of the existing barn from 10-foot walls to 23-foot walls while reusing the existing roof. The roof was carefully craned off, our team prefabricated the new wall sections at our Stattonrock Modular Facility, and they’re now being installed on site before the roof is placed back on.​

It’s a great example of how thoughtful planning, off-site prefabrication, and on-site coordination can work together to adapt an existing building for its next chapter.​

Choosing a paint colour isn’t as simple as picking a swatch.​

Light changes throughout the day, every room reflects colour differently, and a finish can look completely different once it’s applied to the wall. That’s why we do paint drawdowns before moving forward.​

A drawdown allows the homeowner, designer, and painter to see the colour in the space, confirm the selection, and move ahead with confidence before the final coat goes on.​

When building a home, it’s the accumulation of small details that makes for a great project. While they may not be the most exciting parts of a build, details like clean mechanical installations, thoughtful planning, and quality workmanship all contribute to a home that’s more efficient, easier to service, aesthetically pleasing, and built for long-term performance.​

​Here are a few details from projects we’ve been working on lately:​

1. HVAC equipment
Clean and efficient installation of HVAC equipment makes a healthy home.  Fresh air to every space. 

2. Overlooked Details
Small, sometimes overlooked, details such as proper window install preparation truly matter for a well built home. 

3. Site appearance
If we do a good job with what we do on site then all other trades and stake holders involved want to do good work as well. A Better Way To Build!

Restoring this wood wall and ceiling feature isn’t just about repairing wood. We also have to consider how it fits into the overall design of the home.​

While our interior designer helps develop the vision, it’s the people on site, like Josh and his team, who are responsible for bringing that vision to life.​

Their job is to preserve the character of the original wood while making sure it works with the rest of the renovation. That means blending repairs seamlessly, avoiding anything that feels patched together, and ensuring the feature connects naturally with the updated space.​

The goal is that when the renovation is complete, the original wood still feels like it belongs here while fitting naturally with everything else that’s been updated
throughout the home.​
