Did you know:
The only thing keeping heat and moisture from escaping at the attic hatch into the attic itself, is the seal from the paint? Most people don't know that after the hatch is painted the only seal you have is broken after the hatch is opened once. This often leads to added heat and moisture escaping into the attic space and contributing to potential condensation and even mould issues.

Problem: If left unresolved damages and cost to the homeowner can grow as the problem lingers and spreads especially in a poorly circulating attic space.

Solution: Add a proper weather stripping to create a new air tight seal where the paint is failing and make sure that there is an adequate amount of insulation (rigid foam board) on-top of the hatch itself.
The seal helps to prevent any moisture leakage and the insulation helps with heat transfer.

Pro tip: For best results always consider the status of the soffit intake and the attic vents to maintain proper circulation as there is no such thing as a perfectly airtight attic. Things like light fixtures, bathroom exhaust vents and skylights often contribute to added moisture and heat leakage into the space above. Make it a part of your plan and consider assessing and resolving all of the above mentioned concerns when dealing with a condensation issue such as ice damming or new ceiling stains (especially in the winter).

I understand the ease of use of a closed valley in a small detail area like this... But always use valley metal and proper underlay in areas like this as its absolutely necessary to protect wall transitions like this with a proper drainage pan. The valley and membrane should run up the wall and the counter-flashing should have a higher profile up the wall to protect from slow moving water... Especially in the winter. Otherwise flat membrane will be necessary for ease of mind.

I had the good fortune of only ever working hourly for the companies I worked with. This meant that I had the time to always do things the right way. Most subcontractors look at a detail area like this and say... " It's hard to make money installing work like this." The sad truth is they are right and its much easier and more profitable to attack a 4/12 field than it is to get hung up on step flashing and catwalks. Its always a good idea to discuss these details with your Pm prior to accepting a job so that you can make sure everyone is happy at the end of the install. Profitable companies = Happy companies... =Happy companies = Happy installers... Happy installers = Happy costumers, and that's what we should all be here for.

Locked and Caulked. Poor mortar line degradation on the sides of the chimney led to a service resolution in which they did not want to pay for a mason to resolve the issue. Our alternative was to add an additional piece of counter flashing to cover existing damages. Not Ideal, but resolved the leak issue and made for a happy customer.

Classic lazy roofers at work.. Everybody knows you can save money on bulk purchasing individual items, just remember to use the right vents for the right job. This is not an exhaust vent or a vent that's being used for intake. This is just a plane roofing vent installed in place of a proper exhaust vent. Let's get out there and do better. The home owner is paying us to fix the problem, not make more.
