Some homes have been waiting to become what they were always supposed to be.

The Rosseau Place project in Burlington was one of them.

On paper it looked like a move-in ready home. In reality it was a flip with sagging kitchen cabinets, substandard craftsmanship hiding behind fresh paint, a compromised steel beam, and an entire main floor that was working against the family living in it.

Our clients came to us wanting a main floor renovation.

The moment a renovation stops being construction and starts becoming home is closer than most people think.

At our Donegal project in Burlington, the gas fireplace is installed. Durock is in. Every site measurement has been confirmed. The final measure for millwork has already taken place. Tile has been delivered to site. Floors are in upstairs. Trim carpenters are working through every room.

And the millwork is next.

We published the full story of the Fulton Avenue renovation in Milton. And it is worth reading.

Not because it is the biggest project we have ever taken on. Because it is the kind of renovation that proves something most homeowners do not believe until they see it.

You do not need to renovate the entire house to completely change how you live in it.

This house in Milton had potential. In person it told a different story. A kitchen boxed into a closed-off corner with roll vinyl flooring and cabinets that had long outlived their welcome. Failing drywall throughout. Dated doors, baseboards, and casings from end to end. The Donegal project in Burlington is moving fast. And it is starting to look exactly like the plan.

Trim carpenters are on site this week getting all the doors and trim installed throughout the home. The new White Oak open rise staircase has been installed. A new closed staircase set to the basement is in. All hardwood floors are down and protected. Tile installers start first of next week.

This is the phase of a renovation where months of planning start becoming something you can actually feel when you walk through the space. The floors that were just subfloor a few weeks ago now have character and warmth. The staircase that was a raw open structure is now a finished White Oak centrepiece.

Every trade arriving on schedule. Every phase handing off to the next without delay. This is what a well planned renovation looks like when the build phase hits its stride.

At our Donegal project in Burlington, the staircase structure is going in. The coffered ceiling is taking shape in the background. Pot lights are roughed in throughout. The walls are drywalled and ready for the next phase.
