"The demand for better sound control in home building and renovation has been growing for years, but the global spread of the coronavirus in 2020 has made the call for soundproofing in residences louder than ever.

With the increasing population density in urban areas, the need for good sound control — particularly between apartments in multitenant buildings — has already been top of mind for builders, manufacturers and regulators. For example, the 2015 edition of the National Building Code of Canada (NBC) shifted multi-unit performance requirements from the traditionally used STC (sound transmission class) to ATSC (apparent sound transmission class) to better measure all paths through which sound could pass between units.

“If you have separate apartments, acoustics is something you need to think about. For the past 10 or 15 that was the issue, but now in single-family homes, it’s no longer for special situations, it’s become for day-to-day living,” says Matthieu Danis, product manager for wood fibre at Building Products (BP) of Canada Corp.

In single-family homes, rooms like home theatres and the occasional home office increased interest from homeowners in sound performance in past years. But with the global pandemic prompting lockdowns and workspaces being reimagined, the home office is no longer an occasional perk. This has made the need to eliminate distractions, like sound, all the more critical, and created an opportunity for renovations.

“Working from home, most people have family or pets around, but still have to create a productive atmosphere,” says Gino Allegro, Canadian sales manager for Johns Manville. “Once people found out it wasn’t going to be temporary, they started to say, ‘I really should make my office more functional. I can’t work at the kitchen table anymore.’”

A major part of that functionality is, of course, eliminating sound from creeping in during project work or meetings. This renewed look at soundproofing for home office spaces quickly spills into other rooms, Allegro suggests, homeowners take on a sort of cocooning. Laundry rooms with loud appliances might be next, with gym closures, home gyms with bikes, ellipticals or weights become another logical zone for soundproofing.

Due to the vicissitudes of the 2020 market, insulation vendors like Johns Manville are experiencing demand exceeding supply like never before. Allegro expects supply to be tight until the middle of 2021. One of those high-demand insulation products are his company’s Sound-SHIELD, formaldehyde-free fibreglass insulation focused on acoustical performance. Available in light-weight batts to fit standard dimensions of wood-frame or steel-stud, the insulation blocks thermal transfer as one might expect, but also provides sound absorption based upon its thickness. Johns Manville also notes its noise-reducing insulation is thermally efficient, fire-resistant and resilient to rot and mildew.

..Sound dampening solutions are on the rise, notes Mike Goyette, Canadian director of residential and commercial sales at Rockwool. He attributes this not only to the increased hustle and bustle the pandemic has caused in the home, but traditional noise like traffic and construction.

Householders want quieter spaces and fortunately, achieving that is not a difficult task, he says.

“Insulating well, with a dense insulation product designed specifically for soundproofing interior walls and ceilings is one of the most effective ways to improve the sound experience in the home,” Goyette says. He adds that the choice of materials is key, pointing to several advantages offered by stone wool insulation, like his company’s Safe’n’Sound product.

“It’s perfect for absorbing sound and reducing sound transmission from room to room or from one floor to another. And now, you can maximize sound dampening in ceilings and between floors with just a single layer of our new 6” Safe’n’Sound insulation, simplifying install and saving time.” Of course, he adds, it provides other benefits to home health such as fire protection and resistance to moisture, mold and mildew.

At the end of the day, sound control is one element of having a comfortable living — and now for many working — experience in the home. “I’m in the industry, so everything in my house is completely soundproofed and I’m so happy for that,” Allegro notes. But, he adds, it’s not just the soundproofing that makes him content.

“Insulation serves three important purposes: it provides another layer of warmth in the colder winter months; retains coolness during the hot summer ones; and, controls sound transition co-efficient to provide a comfortable level of peace and quietness.” —"

January sales signal strong start to 2021

"January sales were the highest they have been for the month since 2014, as housing market momentum from the end of 2020 carried over into the start of 2021.

Sales activity improved across all product types and across all price ranges.

“Discount lending rates are exceptionally low, which is likely attracting all types of buyers back into the market,” said CREB® chief economist Ann-Marie Lurie.

“New listings in the market were also slightly higher than what was available over the past two months, which is providing more options to purchasers.”

January’s new listings were 2,246 relative to the 1,208 sales in the market, causing inventories to edge up over December levels. These types of movements are typical for January, but 2021 is starting the year with 4,035 units in inventory. This is far lower than the past six years.

Benchmark prices remained at levels relatively consistent with prices recorded at the end of 2020, but they reflect a year-over-year gain just below two per cent.

Average and median prices recorded higher year-over-year gains, likely due to larger gains in sales in the higher end of the market. Those segments do not have the same inventory constraints as lower-priced product."

Calgarys Detached Market

"Detached houses are the dominant factor in Calgary’s housing market and the sector appears to be emerging slowly from a five-year deep crater, according to third quarter data from the Calgary Real Estate Board (CREB).
Detached house sales reached 3,217 in the three-month period, up 16.6 per cent from the third-quarter of 2019, CREB reports.
Sales this quarter were far from record levels, but they are better than in the past five years. Improved sales were also met with a quarterly rise in new listings, yet benchmark house prices increased 0.7 per cent from a year earlier and 2.6 per cent from the second quarter.
The benchmark detached house price in Calgary is now $487,567—the second-highest in Western Canada but about $1 million lower than in Vancouver.
Detached house prices remain nearly 5 per cent below levels recorded at the end of 2017. The detached market has struggled with higher levels of supply relative to demand since 2018, according to CREB.
The third quarter saw new listings for Calgary detached houses dip 1.6 per cent from a year earlier to 4,625 houses, and the total inventory for 2020 so far is down approximately 18 per cent from 2019.
Calgary’s city centre, however, remains oversupplied with detached house inventory, and is the only district to record lower prices in the third quarter compared to the second quarter while benchmark prices remain more than 3 per cent lower than 2019 levels, CREB stated."

FROM GREY TO BLONDE

"Consumers are stepping away from cool greys and moving towards natural warmth, according to this season’s flooring trends.

While greys have been underfoot for the last few years, suppliers are now reporting a demand for more natural tones, including oak, maple and blonde wood with hints of grey-brown.

In addition to driving colour, buyers have catapulted luxury vinyl into the best-selling flooring category, with an emphasis on wider planks and a variety of textures and finishes. Laminates, as well as real and engineered hardwoods, remain popular in some markets and there are regional trend variations across Canada.

Across all product lines, there is no doubt that flooring is a big business in Canada, representing an estimated $4 billion in annual revenues, according to market and consumer data provider Statista. That number is expected to grow as consumers – housebound thanks to the COVID-19 pandemic – are electing to spend vacation dollars on home improvement projects instead.

“Floor covering is a growing category and we are experiencing healthy growth,” reported Sven Johnson, director of Flooring at Taiga Building Products. The company has 15 distribution centres and sells product across all regions of Canada. When it comes to flooring, Taiga carries luxury vinyl planks and tiles, laminates and flooring installation systems.

“Luxury vinyl has exploded,” he continued. “It’s definitely a product category of choice because it’s waterproof, which is the No. 1 thing right now. That’s a given when it comes to vinyl products because they are waterproof.

“As far as colour, we’re not seeing as much contrast; it’s moving towards softer tones, more monolithic. We’re seeing grey fade into the background as an undertone and more warm natural colours coming to the forefront.”

Johnson said consumers now prefer wider, longer planks, so Taiga carries five, seven and nine-inch wide boards. Vinyl tiles are also becoming popular, with 12×24-inch being the most sought-after.

Taiga is now freshening up its product lines for the fall, taking inspiration from the fashion apparel industry as it moves to stay on the cutting edge of demand. Johnson predicted that cork flooring will soon begin to make inroads in the market.

“The innovation the two major manufacturers are showing is amazing. They are producing cork that looks like hardwood; the entire core of the product is made from real cork. I see it as a product of the future.”

Appearance and Affordability

Goodfellow Inc., a Canada-wide manufacturer and distributor of wood building materials, including solid and engineered hardwood flooring, also sells laminate and vinyl floor coverings.

Vice President Jeff Morrison said the company has also noted the trend towards lighter hard surface flooring. Goodfellow, too, is seeing a demand for wider planks, which he believes is being driven by open concept floor plans.

“They can have one floor covering throughout the main living area of the house, and that has driven the overall look the consumer wants. Instead of the older homes where it was cut up into different rooms, open concept really influences what the consumer wants. They are often sold on the liveability and durability of vinyl.”

Morrison said the biggest factor influencing floor selection is appearance, but affordability is second. While empty nesters or older homeowners trend towards hardwood, the younger generation is more conscious of maintenance and durability, so they look at vinyl and laminate options.

“There’s not much demand for hand-scraped flooring anymore,” he continued. “A lot of people are looking for a wire-brushed surface. That trend follows in laminate and vinyl, with embossed products that are selling better.”

Goodfellow has seen a surge in laminate flooring orders since the pandemic began. “The only thing we can put our finger on is it’s a bit more affordable; tried, tested and true.”

Focus on Technology

One very popular category is SPC (stone polymer composite) vinyl plank flooring. Durable and resistant to temperature extremes, it features a stable limestone plastic core that expands and contracts at a much lower rate than that of regular LVP/LVT (luxury vinyl plank/luxury vinyl tile) flooring.

“The big trend we’ve seen is that everyone has pretty much moved to SPC and away from luxury vinyl,” said Calgary-based Geoff Keats, vice president, Allied Products at AFA Forest Products Inc. “We decided to be different and called ours LSP, or Luxury Stone Plank. That’s how we refer to it.”

While he said trends are always shifting, AFA has also seen consumers move away from grey and towards a more natural look with less colour variation and real wood patterns. Smooth textures are in, as are wider and longer planks...

AFA has recently released its Titan HD LSP line, featuring an ultra-resistant wear layer that has been proven to resist damage, even from a hand-held grinder. Keats said the Titan HD line currently comes in four colours, with two more in development...

“My argument to people is, ‘You’re going to put down a floor which will be at least a medium-term investment. When you put it in perspective, if you like the colour and pattern and it’s a bit more, it’s worth the investment.’ I do think the days of people just buying something cheaper are gone.”"

“What we are seeing is a trend where the freestanding tub is a smaller tub, so it can replace a classic alcove tub. It fits in the old space. So, we try to maximize the bathing well while minimizing the outside, which means innovating much thinner walls.”

..Pierre Labrecque, president of Lumirama Inc., said black is finding its way into plenty of lighting fixtures.

“Chrome is still in the bathroom but black is becoming more prevalent. It could be matte, black chrome, or gunmetal. Or, it could be chrome matched with something else. More and more, people are looking for a mix of finishes and materials. This could be metal with glass or ceramic, for instance.”

Labrecque said lighting fixtures are trending toward frosty or white glass in very smooth lines.

“They are becoming more and more linear. It’s one piece, very clean, with less and less fixtures with individual lights. LED is not a feature anymore. People have pretty much accepted it as being more efficient and longer lasting.”

If the ceiling is high enough, a suspended light fixture creates a glamourous impression in the bathroom. Other lighting options include vertical wall sconces on either side of a mirror; minimalistic designs with uniquely-shaped bulbs are popular.

“The bulb is like the tie for a suit,” added Labrecque. “If you choose the wrong tie, people will notice.”

He said the pandemic has slowed lighting product design and development and he expects to see the existing trends continue for the next 12 months or so.

“Our feeling is that we’ll just pick up somewhere in 2021 or 2022, and go forward with the next trends.”

As the COVID-19 pandemic continues with no definite end in sight, consumers are expected to continue pouring cancelled vacation dollars into home renovations. As the stress of returning to the “new normal” accelerates, it’s a sure bet that a comforting bathroom oasis will be an attractive option for many. "

"According to statistics released on September 15 by the Canadian Real Estate Association (CREA), Canadians, (...) are opting to sell their homes for something bigger to accommodate a home office and the luxury of a backyard.

National home sales and new listings continued to climb in August 2020 (...)

“It has been a record-setting summer in many housing markets across Canada as realtors and their clients play catch up following the loss of so much of the 2020 spring market,” said Costa Poulopoulos, chair of CREA. “As conditions evolve into fall, we continue to make sure clients stay safe by complying with government and health officials’ directives and advice, including using technology to show properties virtually and to complete required forms and contracts.

And RE/MAX’s Fall Market Outlook Report, released September 1, pointed to the pandemic prompting many Canadians to reassess their living situations. According to a survey conducted by Leger on behalf of RE/MAX Canada, 32 per cent of Canadians no longer want to live in large urban centres, and instead would opt for rural or suburban communities. This trend is stronger among Canadians under the age of 55 than those in the 55+ age group.

And, not only are Canadians more motivated to leave cities, but changes in work and life dynamics have also shifted their needs and wants for their homes. According to the survey, 44 per cent of Canadians would like a home with more space for personal amenities, such as a pool, balcony or a large yard. (...)

But what if you need more space, want to add a home office, or even have your elderly parents come live with you but you love your home and neighbourhood and don’t want to move? That’s where it pays to consider renovating your current space, especially if your property can accommodate an extension.

One of the best ways to access funds for a home renovation is through a me equity line of credit (HELOC). This way, you’re not using cash you may need for other things and instead, you’re borrowing against the value of your home and increasing its value at the same time.

According to the Financial Consumer Agency of Canada, “You may be able to borrow money secured against your home equity. Typically, interest rates on loans secured against home equity can be much lower than other types of loans. … You must go through an approval process before you can borrow against your home equity. If you’re approved, your lender may deposit the full amount you borrow in your bank account at once.”

Whether you chose a HELOC or not, renovating your existing home is a great way to stay in your neighbourhood and make your home exactly the way you want it to be."

2020 is the year to build your new home?! Winwood Homes is here to start the process for you...

"Construction on new homes surged to the highest level in more than a decade as Canada’s housing market continues to defy expectations of a slowdown.

Housing starts surged to 262,396 units in August on an annualized basis, up 6.9% from an already elevated 245,425 units a month earlier, Canada Mortgage and Housing Corp. said Wednesday in Ottawa. The highest monthly total since September 2007 was powered by new construction in Toronto and Vancouver, particularly multiple units like condos.

It’s the latest sign of a housing market that’s booming, even as the economy emerges from the steepest downturn since the Great Depression. Prices for existing homes in the largest cities such as Toronto have climbed to record highs on the back of strong demand, scant inventory and historically low borrowing costs.

Multiple-unit starts in Toronto surged in Toronto, Vancouver and Ottawa, CMHC said. But there may be drawbacks.

“The fact that so much of the recent strength has been focused in the multi-unit sector presents a risk,” Rocye Mendes, an economist at Canadian Imperial Bank of Commerce, said in a report. “As demand from both immigration and students has waned recently, rents have been falling, potentially leading to less interest from investors in the months to come.”"
