A triple garage with a full two bedroom home on top, on a corner lot, made possible by a creative diagonal design.

Getting this garage suite approved took several relaxations from the City of Calgary, including the size of the suite and building right on the property line. From screw piles to the stamped concrete patio, our crew built the whole thing.

Inside: kitchen with island, electric fireplace in a large format tile wall, double vanity bathroom with glass shower, stacked laundry, nine foot ceilings and a balcony with a glass railing. Outside: hickory finish aluminum cladding and a slatted privacy wall that echoes the wood slats inside.

💡 Tip of the week: Protect your new concrete driveway and garage pad to keep it strong and damage-free for years 🏡
Concrete needs time to properly cure, and a few simple habits can help prevent cracks, flaking, and costly repairs.
🚫 Avoid driving on new concrete – Concrete takes about 28 days to reach 80% of its strength, so avoid driving or placing heavy items on it during this period.
🧂 Skip salt and ice-melting chemicals – During the first year, de-icing chemicals can damage curing concrete. Instead, shovel snow regularly and prevent ice buildup.
💧 Remove excess water – Garage floors are designed with a slight 2–3% slope, but some water may still remain from melting snow. Use a squeegee to remove standing water and protect your walls and floor.
🧹 Keep expansion joints clean – Dirt and ice can block joints and prevent proper drainage. Clean them regularly so water can flow freely and help reduce cracking.
🔨 Avoid sharp or heavy tools – Using hammers, crowbars, or ice breakers can damage the concrete surface, especially during the first year while it’s still curing.
🚗 Rinse off road salt from vehicles – Street salt can transfer from your car to the concrete and cause surface flaking or popping.

💡 What Makes a Basement Bedroom or Secondary Suite Code Compliant? 🏡
Planning a legal basement suite or secondary suite in Calgary or Edmonton? Here are some of the most important safety requirements homeowners need to know:
🪟 Egress Windows
Every bedroom must have a window large enough for a safe emergency escape. The City requires a minimum opening of 0.35 m², with no dimension less than 380 mm, plus proper window well clearance.
🚪 Smoke-Tight Separation
The suite must be separated from the main dwelling with smoke-tight construction. This includes specific drywall requirements, sealed joints, and properly protected penetrations and doors.
🔥 Mechanical & Furnace Room Requirements
Mechanical rooms must be fully enclosed with a fire-rated door, and your exit route cannot pass through them. Additionally, all units must have independent HVAC systems—this can be accomplished by having a separate furnace or, if space is limited, separate air systems.
🚨 Smoke & Carbon Monoxide Alarms
Properly located, interconnected smoke and CO alarms are required to meet current safety codes.
