Before any wall goes up, there's design work that can take up to a year, and pre-construction planning that adds months more. It's slow, quiet, and completely unglamorous, but it's also where the real thinking happens.

Every good decision made in that stretch saves a harder one later. We've come to appreciate that phase for exactly what it is, not a delay before the real work starts, but the foundation the real work depends on.

His answer pointed to two easy-to-miss spaces: powder rooms and mudrooms.

A powder room is small, semi-private, and rarely a big line item, which makes it a great place to take a design risk. A mudroom, on the other hand, needs serious thought around storage and layout, especially now that it's often being separated from the laundry room instead of combined with it.
