💧 Extend the Life of Your Water Heater

Your water heater works every day — but small parts like the Anode Rod, Pressure Relief Valve (PRV), Drain Valve, and Dip Tube keep it safe and efficient.
Here’s what you should know 👇

🌡️ Temperature Settings Matter
• Recommended range: 120–140 °F (49–60 °C)
• Below 120 °F (49 °C): can allow Legionella bacteria to grow.
• Above 140 °F (60 °C): may cause scalding and higher energy bills.
💡 Keep your tank around 130–135 °F (54–57 °C) and use a thermostatic mixing valve for safe 120 °F (49 °C) at your faucets.

✅ What a Homeowner Can Do
Monthly:
• Check for leaks around the base and fittings.
• Listen for “popping” or “rumbling” — sediment buildup sounds.

Every 2–4 months:
• Drain a few gallons (8–12 L) to flush sediment.

Annually:
• Test the Pressure Relief Valve (PRV) — lift the lever to ensure it opens and reseals.
• Check hot water temperature at a faucet (should read about 120 °F).
• Inspect the top of the tank — verify the anode cap is intact.
• Inspect the drain valve for leaks after flushing.
• Look for any signs of corrosion or loose connections.

⚠️ If you smell gas, notice constant dripping, or see rusty/smelly water — shut off the unit and call a certified Plumber/Gasfitter immediately.

🧲 Anode Rod (Top of Tank)
Made of magnesium or aluminum — it “sacrifices” itself to protect the steel tank from corrosion.
✔️ Inspect every 1–2 years
🔁 Replace every 3–5 years (more often in hard-water areas like Calgary & Airdrie)
💡 A worn anode leads to rust, odour, and early tank failure.

💦 Drain Valve (Bottom of Tank)
Used for flushing sediment buildup.
Plastic valves can crack — brass valves are more reliable.
✔️ Check annually
🔁 Replace if leaking or difficult to close.

🔥 Pressure Relief Valve (PRV)
Releases excess pressure or temperature — a critical safety feature.
✔️ Test once a year
⚠️ Replace if it drips constantly or doesn’t reseal.

🧩 Dip Tube (Cold Water Inlet – Top of Tank)
The dip tube directs incoming cold water to the bottom of the tank for proper heating.
If it cracks or breaks, cold water mixes at the top — leading to short bursts of hot water, uneven temperature, and wasted energy.
✔️ Have it checked every 2–3 years during annual maintenance.
🔁 Replace if water temperature drops too quickly or you notice plastic particles in fixtures.

👨‍🔧 During Annual Service, Your Plumber/Gasfitter Should Check:
• Pressure Relief Valve (PRV)
• Drain Valve
• Anode Rod
• Dip Tube (cold water inlet)
• Burner & venting (gas models)
• Temperature settings (120–140 °F / 49–60 °C)
• Sediment buildup & tank efficiency

🕒 Annual maintenance = longer life, safer operation, and lower energy bills.
If it’s been over a year since your last water heater service — now’s the perfect time to schedule one!
