Noticing a shift in Calgary’s detached home market: late Q3 saw 1,650 total sales—holding steady compared to mid-Q3, and just about 4% below last year’s numbers. What stands out is how detached sales reached 896 in late Q3, up over 4% year-over-year and surpassing mid-Q3 levels. More listings meant buyers had greater choice and conditions stayed balanced across the city. New listings from mid-Q3 pushed the sales-to-new-listings ratio to around 49%, keeping inventory stable at just under four months of supply. Most of the new supply came from apartments and row homes after three years of active construction—these segments are seeing more buyer-friendly conditions, while detached homes remain balanced. Prices haven’t moved much since mid-Q3; the unadjusted Calgary benchmark is now $566,700, down about 1% from last year, with larger declines in high-density properties. As someone who keeps a close eye on these trends for buyers, sellers, and investors alike, I’m always focused on translating the numbers into clear guidance for your next move.
