What I would change in this layout 👇

A few things stand out right away in this plan:

• Bathroom layout — could be reworked for better access and use of space
• Tight/awkward door clearances — creates wasted space and poor flow
• Unused corners and angles — not contributing to functionality
• Kitchen layout — could be optimized for better usability
• Bedroom layout (bottom right) — opportunity to improve size or positioning

None of these are huge changes on their own, but together they have a big impact on how the space actually works.

Most of the time, it’s not about adding more square footage—it’s about using what’s already there more efficiently.

1. Wasted space
Awkward corners, oversized hallways, or areas that don’t really serve a purpose.

2. Poor flow
Rooms that feel disconnected or layouts that don’t make sense for how people actually live.

3. Focusing on finishes before layout
Nice cabinets and flooring won’t fix a layout that doesn’t work.

Most of the time, the issue isn’t the size of the space but how it’s used.

Fixing the layout first can make a huge difference in how a unit functions (and even its value).

Here's a couple of my kitchen projects. These spaces had tight layouts, limited functionality, and not making the most of the available space.

Before:
• Closed-off or awkward kitchen layouts
• Limited counter space and storage
• Poor flow between areas

After:
• Cleaner, more open layouts
• Improved flow and usability
• Better use of available space
• A more modern, functional kitchen overall

I wanted to share something new I’ve been working on.

I’m a professional engineer who has been working closely with residential properties over the past few years, and I’ve seen firsthand how much impact layout and space planning can have on how a home functions day to day.
