The necessity of proper ledger install. Demolished this deck over the past weekend and discovered the old ledger had been installed directly against the sheathing, the previous contractor had even removed the Tyvek! Unfortunately, quite a bit of rot was uncovered (sheathing, rim joist, sill plates and studs). I performed a bit of open heart surgery and got the site back to solid and waterproofed. In market ledger installation is to include a water proof membrane behind the ledger (blue skin or similar), and flashing installed above to divert the water away. Once I get the siding all put back together, I’ll try to update with a pre framing picture of the finished ledger.
