Unfortunately, the residential construction industry is riddled with irresponsible trades workers. This has stained the confidence that home owners need to place in their contractors. Let's be honest though, they're not all bad and in the Contractor's defense there are good and bad home owners as well.
Major construction projects require a relationship between both the Constructor and Home Owner. The Critical 3 elements are:
#1 - It is with absolute certainty, the responsibility of the Contractor to perform quality work, in accordance with the drawings and building code. Additionally, they must adhere to the boundaries of the contract and do no harm.
#2 - It is with absolute certainty the responsibility of the Home Owner to design a home that is within their budget and ensure the Contractor has reviewed the design to confirm its constructability to their budget.
#3 - The best chance for success is to have the Home Owner consult with their Contractor at the design stage so their expertise in construction methods and material costs can be integrated early.
