Some industrial buildings look ready to move back into.They almost never are.
Across fifty years of design-build work in Ontario, we have walked into old factories, warehouses, and machine shops that look architecturally sound from the parking lot. Inside, the story is usually different.
Most pre-1985 industrial buildings in Eastern Canada carry at least six to ten of these risks at any given time:
01 Asbestos in attic insulation, ceiling tiles, or HVAC ductwork.
02 Lead-based paint on walls, trim, and steel structural members.
03 Outdated wiring — knob-and-tube, aluminum branch circuits, or ungrounded panels that predate the Canadian Electrical Code of today.
04 Corroded steel beams and overloaded mezzanines that were never engineered for current loads.
05 Blocked, unmarked, or under-width fire exits relative to today's occupancy.
06 Mold, moisture intrusion, and ventilation systems that have not been rebalanced since the Nixon administration.
07 Unprotected mezzanine edges, ladder access points, and roof perimeters that fall well below current fall-protection standards.
08 Cracked or settled concrete slabs becoming slip and trip hazards,especially where floor drains have been abandoned.
09 Buried or partially removed heating-oil tanks and chemical residues in the soil.
10 Inadequate lighting and emergency egress for modern shift patterns or new tenant uses.
These are not theoretical concerns. They are the reasons projects get delayed, fined, or shut down after handover. And they are the reasons a pre-design Existing Conditions Assessment is worth every dollar before a single drawing is started.
