The wood siding project on the old farm house on Lake Ontario is nearing completion!

The insulation, strapping and foam board are completed and the siding is going up!
We were able to finish the entire house except one wall where we are waiting for a window on back order.
All Cape Cod cedar siding in Coastal Charcoal in a modern profile with hidden staple fasteners for a seamless look. Corners stained and built to match.
R6 foam board installed on the entire perimeter to add warmth in the winter, and keep the house cool in the summer. Also acting as a water and air barrier from getting in the house. Sound dampening is an added bonus too.
1x3 strapping installed vertically on 16” On Centre to allow airflow behind the siding.
Once the new window comes in we will be back to wrap this one up!

Well this old house on Lake Ontario in Conway needs a little TLC on the exterior.
We are removing all of the old cedar shake siding, all of the old tar paper (2 layers) and all of the 1x4 horizontal strapping. We are then replacing it all with brand new horizontal, modern profile, Maibec wood siding.
After we remove all of the shake, tar paper, and old strapping, we are then covering the entire house in 3/4” (R-5) rigid foam board for added insulation, and air barrier to this old house.
We are also replacing any and all rot, or spots that need a little TLC in the framing as you can see on the one end wall. There were a few other spots throughout as well that we repaired and replaced.
Foam board and strapping are going on next!

New Trex deck for a return client in Place D’armes.
We ripped out the old 16’x16’ cedar deck, releveled the yard, and then installed new concrete beams with rebar.
We then added our joists and blocking, fastening them down to the concrete beams. The joists were then covered in ice and water shield to give the joists more protection from the weather.
Rope Swing Trex was then added on top of the joists. We topped the deck off with a new arbour install, and a full length Trex bench along the back of the property.
Once the new fences go around this deck the back yard will be a wonderful little retreat!

Well the time has come!

We have finally put the finishing touches on this build out in Yarker.
We had fantastic clients and we are so happy that we finally have this home wrapped up for them and their family.
Since our last update the flooring, kitchen, trim, and paint have all been completed.
A little stone on the fireplace and stain on all of the oak stairs and railings really finishes off the living room!
Outside the stone, vinyl siding, walkways and patios, back deck, and all lights and fixtures are complete.
This project was a big one and we can’t wait for the next one! We hope the family has many wonderful years together in this forever home!

Just a little shingling on this gorgeous 32’x16’ timber framed pavilion for one of our repeat clients.
Lifetime shingles to match the house added to this roof.
Under the shingles we put ice and water shield on the entire roof for added protection, as well as metal valley flashing in the valleys.
Drip edge was also added on the entire perimeter of the roof.

Our New Custom House was fully insulated in December before Christmas.

We already had the 1” R6 foam board, and basement spray foam installed when we framed the house, but have now added the rest.
All exterior walls have an additional R24 batt installed in the stud cavities to give all of the exterior walls a total of over R30! Way above minimum code.
The basement walk out walls also have the foam board and R24 batts. But the remaining basement walls have 2.5” of spray foam applied directly onto the concrete, and then a 1” airspace before a 2x4 frost wall was constructed with an additional R14 batt for a total R value of R28+. The basement floor under the slab also has 2.5” (R20) of sprayfoam under the concrete floor to act as a radon barrier, as well as keep the floor nice and warm in the winter.
All of the floor joist cavities were also spray foamed with 4.5” of spray foam for an R value of 28 and tightly air sealed! In was the covered over with a fireproof spray to keep it safe.
All of the cathedral ceilings have two layers of R22 batts for a total of R44. Also well above the minimum code of R30.
All of the flat ceiling areas have blown in insulation up to 26” thick for an R 65-70! This, along with all of the other mentioned insulation values, creates a very warm house in the winter, and cool house in the summer while using very little energy.
After the insulation was installed we added our vapour barrier over all exterior walls and ceilings. It was the acoustical caulked and taped at all seams, joints, around all windows and doors, floors and ceilings to create a tightly sealed envelope. Resilient channel was then installed on all ceilings at 16” o.c
Lastly, all of the unused bags in the pictures are safe and sound insulation. We insulated all interior walls to create a nice quiet space in each room. This also helps with fire spreading through out the house in the unfortunate scenario where a fire occurs.

Our goal as a company is to create well built, low energy consumption, eco friendly homes and going above and beyond the code requirements at the insulation stage is an excellent way to get there!

And she’s all wrapped up!
We were finally able to come back to finish the cedar shake siding on this new cottage after installing the rest of the siding last fall.

Fraserwood Cedar Shakes were installed on horizontal 1x3 strapping with a 6” overlap exposure.

We also prebuilt and installed matching fir corners and stained them to match.

Both of these final touches really make this cottage pop! Good luck to the clients on finishing the interior of the beautiful project!

A few quick updates on our house on Camden Portland Boundary rd.

Vinyl flooring is down on both levels of the house. A nice grey wooden plank look in the bedrooms, hallways, and great room areas, with a grey tile look in all the bathrooms and laundry area.
Railings were also installed by TFP from top floor all the way down to the basement.
Lastly in the furnace room we have all of the HVAC hooked up. 96% efficient propane furnace, high efficiency HRV system, water filtration system, and I high efficiency hot water tank.

Another update on our custom build!

Roofing was installed shortly after the waterproofing membranes were installed. Lifetime architectural shingles installed by AA Roofing.

While the roofing was being installed, the guys from Kingston Spray foam stopped by to apply a 2” thick insulation barrier on the floor of the basement as well as all of the concrete walls in the basement! This 2” R-12 layer of foam will not only keep the basement incredibly warm during the winter, but will also help to keep it cool in the summer, act as a water barrier to help with water proofing the basement, act as a thermal break from the cold, as well as act as a Radon Barrier to keep unwanted gases from seeping up from the earth.

The basement floor, garage floor, and front porch were then poured right after by Optimal Construction. 4” thick in the basement, 6” thick on the front porch and garage for a nice strong clean floor!

Right after that all of the sub trades came in!
Tozer heating came in first to start running all of the duct work, gas lines, cut in all of the heat registers, and air returns. A high efficient 3 tonne Napoleon A/C was also installed as well as a very high efficient HVAC system. A 98% efficient Napoleon natural gas furnace will help keep this home warm and barely use any energy while doing it! All ducts were then sealed for no unwanted air leakage.
Kempe Mechanical then came in to run all of the plumbing throughout the house. All pex waterlines, pvc waste lines and vent lines. A pressure tank with an IntelAdrive was added first to help keep all fixtures in the house at a constant high pressure. A sulfer tank was then added to eliminate any unwanted smells from the well water, as well as a high efficient water treatment system with UV light, and two filter tanks. A high efficiency natural gas tankless hot water tank was used, so we aren’t wasting energy when it isn’t needed! This tankless system also has a buffer tank built in to help keep that hot water flowing quicker to each fixture. 3 exterior frost free hose bibs were added around the house, as well as a fridge water line, laundry hook ups for the main floor laundry, and two custom shower hook ups.

Lastly Cedarstone Electrical came in to run the electrical. A 400 amp service was run underground from the street into the electrical panels. LED pot lights will be run throughout the house, with other LED fixtures, fans, and accent lights as well for a high efficiency, low power consumption house. All proper GFI outlets in areas near water sources, a dedicated fridge, kitchen counter, garage and exterior plugs, a sub panel in the garage for the heated driveway system (yes a heated driveway! More on that later!) and more we’re all upgraded. Power for all exterior lights, fireplaces, tv, and internet were also run.

It was a busy year and posting this fantastic home got away from me. So here is phase one, Framing!

Framing on our main custom build last year.
This 2,400sqft custom bungalow with walkout basement boasts incredible upgrades everywhere and the framing was no different!

-9’ 2x6 exterior wall construction on 16”oc with engineered headers over most windows, doors and garage doors on both floors.
-All engineered open web floor trusses on 16”oc over steel I-beams for the floor. Open web floor trusses allow for almost all of the mechanical, plumbing, and electrical to be run through the flooring system in the basement. Limiting the bulkhead areas.
-Custom truss roofing package with many features: 4 different areas of vaulted ceilings, one area of a 10’ tray ceiling, living room ceiling on 12”oc due to the span of the parallel trusses, all on a 9/12 pitch.
-1/2” plywood on the roof for a stronger roofing system. No OSB roofs for us! (Unless the client specifically asks for it)
-Exterior walls are clad in 7/16” OSB and then quickly covered in a 1” R-6 foam board for an extra layer of insulation, as well as a thermal break. It also acts as a water and air barrier to keep the inside of the house properly conditioned. Right from the basement level all the way up to the underside of the roof for a nice warm, dry, blanket around the house!
-Windows and doors are all high rated EnergyStar windows and doors from Aaben Windows and Doors.

Time for the sub trades to get in and get started!
