A truly successful strata restoration project isn't just about fixing one leak—it’s about looking at the entire building envelope and checking every single handshake between materials. We recently wrapped up a comprehensive maintenance run out in South Surrey, tackling everything from high-elevation detailing to unexpected groundwork.

Our crews were busy right across the complex renewing failed window sealants, repairing cracked Hardie trim, recaulking gable fascias, and clearing blocked drainage pathways to protect the structures from future weather cycles. But the real test of a maintenance team is how you handle the unexpected. While reconstructing timber landscape ties, we uncovered a massive erosion cavity right beneath a main concrete chimney slab. We quickly shifted gears, stabilized the entire void with power-hammered crush gravel, and built a custom extended tie-in to prevent future washouts.

There is something incredibly satisfying about bringing clean structure back to a landscape. Over the course of a season, hedges and shrubs slowly lose their shape, softening the walkways and subtly changing the look of an entire property making it feel a bit "heavy".

Trimming them back is all about finding that perfect balance between letting the greenery thrive and keeping the common areas looking beautifully manicured and spacious.

Out on the coast, a deck has to stand up to heavy rain and constant moisture cycles. For this project on Gabriola Island, we stepped in to give a residential deck a complete structural reset after cutting back the old, rotted edges.

The transformation wrapped up with a clean laydown of Duradek vinyl in a premium cedarwood finish. By heat-welding every seam and detailing the flashing along the perimeter, we ensured the entire surface is completely sealed against the elements.

It's a massive aesthetic upgrade that keeps the underlying structure bone-dry and maintenance-free for years to come.

Behind every successful strata restoration project is a massive logistical dance. When a building envelope or siding repair kicks off, setting up scaffolding and staging zones is just step one. Whether we're opening up a wall to address hidden moisture transitions or refreshing aged siding, getting eyes directly on the problem is the only way to ensure a fix that lasts for decades.

But working on occupied multi-family properties means we aren't just managing building materials—we're operating right outside people's living rooms. When it comes to property maintenance, sometimes a structure just needs a complete reset from the foundation up. We did a full rebuild on a parkade air intake doghouse that had definitely seen better days. The old brick structure and roof were completely removed to make way for a much more durable, modern solution built to withstand the elements.

The core of the new build is all about structural longevity. We dug out the footprint, anchored heavy-duty steel rebar dowels directly into the existing shaft, and poured robust new concrete corners along with a solid concrete roof slab. To finish it all off and ensure proper building ventilation, we fitted the structure with custom-sized aluminum airflow louvers on all four sides.

It’s the kind of project that might blend into the background of a property, but it plays a massive role in keeping the underground parkade ventilated and safe. One clean, solid build, fully secured and ready to protect the asset for decades to come.

Managing large-scale strata maintenance requires a fine balance between high-volume efficiency and macro-level attention to detail.

Our team is currently working on a multi-unit fence and gate restoration project, addressing critical maintenance cycles across dozens of properties in the complex.

- Precision Carpentry: From replacing sunken 4x4 posts to meticulously realigning sagging structural gates, we made sure the bones of the property were perfectly level and built to last.

- Seamless Pre-Finishing: To minimize disruption for the residents and ensure maximum coverage, every single replacement piece was cut, detail-sanded, primed, and finished with three coats of paint at our field station before installation.

- Flawless Detail Work: We utilized flexible fillers to treat deeply weathered wood grains, creating a perfectly smooth, uniform surface before laying down the final, rich coats of exterior paint.

When executing a complex engineered project like the one over in Maple Ridge, the work happening behind the scenes dictates the long-term success of the asset.

Before the final rip-rap rock and topsoil could even be placed to control erosion, our crew had to navigate tight parkade clearances with heavy equipment, manage intricate plumbing line repairs, clear scanning markings from concrete surfaces, and coordinate precise rebar configurations with the structural engineering team.

Managing these overlapping technical demands under a single operational umbrella ensures nothing gets lost in translation between excavation and the final coat of paint.
