Most designers draw a floor plan. We engineer one.

When tile, cabinetry, and doors all land in the same zone, those wall framing members have to perform. LSLs (Laminated Strand Lumber) give us a predictable, dimensionally stable stud that won’t shrink, twist, or bow after your tile is set and your cabinet doors are hung.

Engineered lumber in those critical zones means your grout lines stay tight, your cabinet reveals stay consistent, and your doors swing without binding; years down the road, not just on move-in day.

Here’s the thing though. We didn’t come up with this in isolation. We learned it from our build partners. We sit with them, we ask questions, we listen to what they see in the field. And then we bring it back into our drawing sets.

That feedback loop is what separates a good design from one that actually builds well.

Most homeowners never see this detail. Most designers never ask for it.

We do both.

You wouldn’t believe the transformation about to happen to this Grimsby home! 🏡✨

It’s amazing what a few hundred extra square feet can do to completely open up and transform the floor plate of an old bungalow. While our primary focus is the architecture, providing these early interior views is crucial; it helps our homeowners truly understand the massing, volume, and feel of the space long before construction begins.

Fun fact: This is our second project on this street, right next door to our previous build!

Permits are in hand, and the contractor is already on site getting to work. We can’t wait to watch this take shape. 🔨

A new mixed use masterpiece in the making.

We are deep in feasibility and massing right now. Before permits. Before consultants. Before construction.

Structured in phases, we are reworking structure, layout, and footprint from scratch. On NEC escarpment land, that means strategic planning, approvals, and coordination long before a shovel ever touches the ground.
