801 Sarnia Rd will soon be home to an 8-storey, purpose-built student residence. On a narrow, wedge-shaped site, this building uses a slim floorplate to maximize natural light, views, and cross-ventilation for 170 units. Recessed walls and full-height glazing carve light-filled niches, while locally sourced brick grounds playful steel siding above.

Zedd Architecture solved the challenges of the tight site, adjacent CN rail line, and surface-only parking by integrating outdoor amenities, rooftop terraces, community pathways, and bioclimatic yellow sunshades that reduce cooling loads and enhance comfort.

Celine is a new residential development located at the corner of Southdale Road West and Yorkville Street, directly in front of the Sofia building. Rising to 12 storeys, this thoughtfully designed apartment will introduce 121 new units to the community. Once complete, the building will offer a range of resident-focused amenities, including indoor and outdoor common spaces, a fully equipped fitness room, and both above- and below-grade parking. In support of accessibility and inclusive design, 21% of the units are planned to meet barrier-free requirements.

The building takes full advantage of its natural surroundings, with a rooftop terrace oriented to capture expansive southern and western views over protected river and woodland landscapes. The interior lobby is carefully designed to frame these views, using natural wood finishes to create a warm, cohesive connection between the building and its environment.

Key project highlights include:
- Street-oriented units that encourage interaction and a stronger sense of community
- A southwest-facing rooftop amenity designed to capture afternoon and evening sunlight
- Energy performance achieving a 41% reduction compared to a reference building
- An efficient window-to-wall ratio of 31.6%, balancing daylighting and energy performance
