Most homeowners have never seen the inside of a real mechanical room quote. Here is what one actually looks like, and what every line on it is paying for.

A job like the one pictured involves far more than a tank and a few pipe fittings. When we scope a complete hydronic and domestic hot water system, every line on the estimate has a reason: the boiler or hot water unit, PEX runs sized for the application, manifold and zone valve assemblies, correctly rated expansion tanks, pressure relief components, and the labour hours for commissioning and pressure testing.

That last part matters more than most people realise. The hours billed on a job like this are not just installation time. They cover the commissioning, the pressure testing, and the detail work that means you never have to call us back six months later. Speed is not the goal. Getting it right the first time is.

Cheaper alternatives exist for almost every component on a mechanical room spec. They also get replaced. Commercial-grade fittings and PEX rated for the application cost more upfront and cost far less over the life of the system.

If you own a home in Greater Vancouver built between the late 1970s and the mid 1990s, there is a good chance Poly B is running through your walls right now.

Poly B is a grey plastic pipe that was installed all over the Lower Mainland for a couple of decades. On the day it went in, it looked like a smart, affordable choice. The trouble is what our tap water does to it over time.

Picture a garden hose left out in the sun season after season. It holds up for a while, then one day it is brittle and cracking. Poly B degrades in a similar way, except the wear happens on the inside. The chlorine in treated municipal water slowly breaks the pipe down from the inside out, along with the fittings that hold it together.

That is why Poly B keeps showing up on home inspection reports and why some insurers ask about it directly. It rarely announces itself. Often it surfaces as a slow leak or a failed fitting behind a wall.

"If Poly B still works, why replace it?"

A homeowner asked us that last week, and it's a fair question. Here's the honest answer.

Poly B and PEX are both plastic pipe, but they age in completely different ways. Poly B went into hundreds of thousands of Greater Vancouver homes between the 1970s and 1990s. It degrades from the inside out, quietly, as chlorinated Metro Vancouver tap water breaks down the pipe wall. You won't see it happening. It functions until it doesn't.

PEX is the modern replacement. Flexible, chlorine-resistant, and rated for 50+ years. It's the current standard across BC, and most insurers now require it, some won't write a policy without it.

So when does each one make sense? If your Poly B is intact and you're not planning to sell or renovate, you have time to weigh your options. If you're renovating, selling, or your insurer has flagged the home, PEX is the answer.

Think of it the way you'd think about a cracked garden hose. The hose still holds water, but you can see where it's going to split. You swap it before it soaks the flowerbed. Re-piping is the same idea, just inside your walls: replacing the water supply lines before they fail, usually with PEX.

For a lot of Greater Vancouver homes built between 1978 and 1995, this conversation starts with Poly B. The grey plastic pipe that degrades from the inside out, shows up on inspection reports, and increasingly shows up on insurance quotes too. Some BC insurers now charge more for homes that still have it. A few won't cover it at all.
