Lakeview United is moving up.

Framing is climbing on the upper floors while our team gets to work on mechanical installation in the levels below. DWV, piping, and coordination are all underway as this six-storey Passive House development continues to take shape on Semlin Drive in Vancouver.

Behind every project our team works on is a mechanical room like this one. Pumps, piping, hot water systems, and controls all installed, integrated, and ready to perform for the building and everyone who depends on it.

Most people never see it. We take pride in it anyway.

At some point on every project, the walls close and the work disappears.

Everything our team installs behind those walls, the plumbing, gas lines, HVAC, fire protection, and controls, will never be seen again once the building is finished. But it has to be right. Every connection, every pe*******on, every system has to be installed, inspected, and signed off before construction moves forward.

There's no going back once the drywall goes up. That's why we take every stage of the rough-in as seriously as the final product. The people who eventually live and work in these buildings are counting on work they'll never see.

Unseen doesn't mean unimportant. Not to us.

Port Moody's first master-planned community since 2004 is in its final stages, with the exterior complete, landscaping taking shape, and the parkade finished and ready. Our team delivered the full mechanical scope across multiple residential buildings on this landmark development, and it's been a project worth being part of.

328 below-market rental homes coming to life in one of Port Moody's most anticipated communities. Proud to have played a role alongside Axiom Builders and Edgar Development.

Progress continues at Lakeview United in Vancouver.

The building is now taking shape above the concrete podium, with wood-frame construction underway across the upper floors. Crews are actively framing walls and floor assemblies as the project moves into its next phase.

Vanguard is proud to be delivering the full mechanical scope for this 104-unit residential development, designed to meet Passive House standards and home to the new Lakeview United Church above a shared parkade.
