From the first grinding pass to the final top coat, this project shows what it really takes to transform a 120,000 sq. ft. warehouse floor.

The process started with surface preparation — mechanically grinding the existing concrete, working through edges and detailed areas, managing dust, and making sure the floor was ready for the new system.

From there, the coating was built in three stages: a primer coat, followed by the epoxy layer, and finally the painted top coat that completed the finished surface.

What makes a project like this challenging isn’t just the size. It’s keeping the quality consistent across every part of the warehouse, from the large open areas to the joints, walls, edges, and transitions that require more detailed work.

The finished floor is what everyone sees, but the transformation is really the result of every step that came before it.

The prep was only the beginning.

Once the concrete was fully ground, cleaned, and ready, the next step on this 120,000 sq. ft. warehouse project was building the new floor system layer by layer.

The first coat was a primer, designed to create a strong bond between the prepared concrete and the system above it.

Next came the epoxy layer, which builds the main body of the coating system and helps create a more durable, consistent surface across the warehouse.

The third and final step was the painted top coat, giving the floor its finished appearance and completing the system from edge to edge.

On a project this large, the biggest challenge isn’t just applying the coating — it’s maintaining consistency across every section of the floor, including edges, transitions, walls, and hard-to-reach areas.

Small floor problems rarely stay small.

At this Michigan facility, we walked the floor with the customer, identified the areas that could become bigger issues, and helped prioritize what should be fixed now versus planned for later.

We also completed an Alphaplan profilograph survey to verify floor flatness and readiness for future MHE automation.

For us, a floor assessment isn’t about creating more work. It’s about helping our customers avoid unnecessary costs, protect their operations, and invest in the right solution at the right time.

A strong industrial coating system starts long before the first coat goes down.

On this 120,000 sq. ft. warehouse project, the first major step was getting the existing concrete properly prepared for the three-layer coating system that would follow. That meant mechanically grinding the floor, working through edges and hard-to-reach areas, managing dust throughout the process, and carefully checking the surface before moving on.

It’s the part of the project most people never see, but it’s also one of the most important.

Proper surface preparation helps create the right profile for the coating to bond to and gives the entire system a stronger foundation from the start. On a floor this large, consistency matters — from the middle of the warehouse all the way to the walls, joints, and transitions.

The finished floor may get the attention, but the quality starts here.

What looked like a small cut in the floor had become a much bigger problem underneath.

At this food production facility, damaged vinyl allowed water and flour to collect below the surface, creating an area that was difficult to clean and raising concerns around hygiene, safety, and long-term floor performance.

Our team removed the old vinyl, exposed and assessed the concrete, mechanically ground and cleaned the surface, and installed a seamless epoxy flooring system finished with a protective topcoat.

The before-and-after transformation is easy to see, but the real value goes beyond appearance. The new surface is more durable, easier to maintain, and better suited to the demands of a busy food production environment.

Completed in just two days, this project helped the client address the immediate issue while keeping operational disruption to a minimum.
