Three things happened here that a homeowner will never see again once the house is finished.

The steel is in. Those red beams are why the main floor can have the spans it has. They went in before framing because there's no getting them in afterward.

The black dimpled sheet on the outside of the wall is drainage membrane. It holds a permanent air gap against the concrete so water travels down to the weeping tile instead of sitting against your foundation. It costs very little. It is the single cheapest insurance policy on the entire build.

And it's snowing. Cold-weather concrete work is a specialty, not an inconvenience. Heat, blankets, mix design, cure monitoring are just a few of the items to consider.

Every one of these gets buried. Which is exactly why you want someone documenting it while it's visible.

The red circle is a change that cost nothing.

'Add stair landing structure.' Four words, written on a drawing, before a single piece of lumber was ordered.

Now look at the revision block in the corner. Two entries. March 2024, issued for floor and truss design. June 2024, issued for permit. Three months between them.

That gap is where the work actually happens. It's drawings going out to the truss supplier, coming back with what they can and can't do, getting reconciled against the structure, then going to the City. By the time this sheet was issued for permit, the stair landing was already resolved.

Had it not been, had that circle been drawn on site instead of on paper, you're looking at framing already in place, a stair supplier who can't land the top tread where the drawing says, and a change order.

This is what people are actually buying when they hire a designer, and it's the least visible thing we do. Nobody photographs a revision. There's nothing to look at. A morning of coordination just quietly removes a problem that could cost five figures in three months' time.

Complexity resolved on paper doesn't cost you on site.

The "weeping tile" is what actually removes the water from around the foundation.

Any moisture caught between the sealant and the dimpled membrane goes down the wall and into a weeping tile system is installed at the base of the footing to collect that water and carry it away from the home. A weeping tile is a perforated flexible plastic pipe encased in a fine mesh fabric that keeps the silt from getting in and clogging it.

Without this step, water has nowhere to go, even with proper waterproofing and drainage layers in place.
This is what completes the system and relieves pressure before it ever becomes a problem.

When all three steps work together, the foundation stays dry and performs the way it’s intended to over time.

This is what keeps water from sitting against the foundation.

After the sealant is applied, a dimpled membrane is installed over the wall. Its purpose isn’t to stop water, it’s to manage it.
The dimples create a consistent air gap that allows water to move downward instead of building pressure against the foundation.
Without this layer, water can remain trapped against the wall, increasing the risk of long-term moisture issues.

This is the first line of defense against water.

A foundation sealant is applied directly to the concrete wall, either sprayed or rolled on, to create a continuous waterproof barrier.
If this layer isn’t applied properly, moisture can pe*****te the foundation long before the rest of the system has a chance to do its job.
It’s a step you’ll never see again once the build is complete but it plays a major role in how the home performs over time.

This is where the structure is already defined before any concrete is poured.

The entire footprint of the home is laid out and reinforced so the footings can properly transfer loads into the ground. Small mistakes here can lead to major issues later.

It’s one of the most important structural steps in the entire build.

Large custom homes often require deep excavation to accommodate full basements and mechanical spaces. Proper excavation ensures the foundation sits on stable ground and performs reliably long term.

This is one of the first stages where experience really matters.

This is what protects the houses beside you.

Steel beams are driven into the ground as part of the shoring system to stabilize the surrounding soil during excavation.
Without this step nearby structures could be at risk when digging deeper foundations.

This is most critical when building in established neighborhoods.

Most people don’t realize this step is required before excavation even begins.

During demolition, materials must be carefully separated before leaving the site. Wood must be separated from brick concrete and stone.
Landfills that accept mixed loads are much more expensive than ones that don't. Proper sorting is critical before anything moves forward.

It’s one of those behind-the-scenes steps that has to be done right.
