Project Planning

Some people look at project planning as an unnecessary expense. On any significant size project however, proper planning can actually save you money (not to mention a lot of headaches!)

Take for example a Scope of Work. This is the basis of agreement for all work that the property owner expects to be done, and that the contractors expect to be paid for.

Without having a clear agreement at the outset, all parties are subject to misunderstandings, disappointments, frustrations and feelings of being “cheated.”

Contracting work should be a simple business negotiation where one party wants to make some changes, and they agree to pay someone to help them realize their dreams in a safe and efficient manner - and at an agreed rate that is consistent with their market.

Without proper planning, that whole process can “go sideways” in a heartbeat!

True story! When I started building over 30 years ago, a 2x10 was typically about 1 3/4” x 9 3/4” dressed (planed to a finish smoothness).

By the time I had moved to Moncton in the early 2000’s, it’s was closer to 1 1/2” x 9 1/4”! BUT you always had to check each delivery because different mills sometimes produced slightly different width finished boards!

Materials may have changed, but good craftsmanship is still alive. Hiring a quality builder who is trustworthy and experienced is still a better option than “Joe who does all kinds of odd jobs...”

So Buttercup and I spent the afternoon putting some finishing touches on a flood restoration. They call it a custom built-in for a reason - made to fit the clients needs and specifications. I’m sure these ample compartments will be home to some new treasures very soon 😁.

And that stairway was resurfaced to match the new flooring, along with a paint out of the stairwell and railing. Things are starting to shape up.😁

DRYER SAFETY IS IMPORTANT!

While doing some new flooring for a client recently, I noticed that his stackable dryer vent went first down to the floor, then through a pipe back up the wall, where it turned and eventually went out of the house.

Knowing that long dryer runs like this are a recipe for collecting lint, I asked if they would like to re-route the vent to exit more directly. With their permission, I opened up the elbow near the exit point and found it almost completely filled with compacted lint!

Collected lint like this is a fire hazard because it will ignite with the slightest spark, but it also makes your dryer work harder, increasing electric bills and diminishing dryer life.

When I got the old vent cleaned out, I noticed the louvres on the vent cover were not really opening. When I went outside, I discovered why: whoever built their deck had jammed the deck boards hard against the vent cover - not only virtually destroying it, but rendering it inoperable!

With some effort, we managed to get the old vent out and replace it with a new hooded vent and aluminum sleeve. Once that was secured, we attached a new dryer hose and they were back in business - with a vent circuit almost 10 feet shorter!

You should check and clean your dryer vent at least once a year (more frequently if you do a lot of laundry). Clogged vents are dangerous and will more than double your drying time.
